RVs: Cancellations must be made 7 days before the day of check in.

Chalets: Cancellations must be made 21 days prior to the day of check in or the balance of the stay will be charged. If the reservation is cancelled more than 21 days in advance of the reservation, the $110 - $125 administrative fee will NOT be refunded.

Rules & regulations

Wildfire Safety and Prevention:

Wildfire is a serious risk here, and fire restrictions may be in place, depending on conditions and time of year. Even if fire restrictions are not in place, be vigilant: Only use approved outdoor devices, and ensure that a responsible adult is always present until a fire is out cold.

Visitors must check to see whether fire restrictions are in effect before lighting a fire outdoors, smoking outdoors, or using outdoor grills, barbecues or stoves. Visit www.SummitCountyCO.gov/wildfire to find current fire restrictions and other wildfire prevention information.

In the event of a wildfire, sign up to receive emergency information at www.SCAlert.org. Respect for Wildlife: Summit County is blessed with a diversity of wildlife, including bears, elk, moose, mountain lions, marmots, bighorn sheep, mountain view Colorado's wildlife, but it is important to do so at a safe distance. Most dangerous and potentially harmful encounters with wildlife occur because people fail to leave animals alone. Wildlife should not be harassed, captured, domesticated or fed.

Intentional or inadvertent feeding is the major cause of most wildlife problems. It is illegal in Colorado to intentionally place or distribute feed, salt blocks or other attractants for large animals. Please see the attached wildlife fact sheet for more information about your responsibilities related to wildlife. Respect for Neighbors: Please be friendly and courteous, and treat your neighbors as you would like to be treated. Respect your neighbors and their property.

Noise and Outdoor Lighting:

Be considerate of the neighborhood and your neighbors right to the quiet and peaceful enjoyment of their home and property, especially after 11 p.m. The Summit County Sheriff's Office may be contacted if Summit County's noise ordinance is not followed. Do not direct outdoor lighting toward neighbors' homes, and do not leave outdoor lights on when you check out. Maintenance of Property: Be sure to keep the property clean, presentable and free of trash and debris.

Trash and Recycling:

Place all trash and recycling in the designated containers stored indoors, in order to prevent issues for wildlife or snow removal operators. Your Responsible Agent must provide a County-approved trash disposal and collection plan. Please see the attached fact sheet for guidelines on accepted materials for recycling. If your Responsible Agent does not provide recycling bins, visit http://www.HighCountryConservation.org to find the locations of Summit County's free recycling drop-off centers in Breckenridge, Frisco, Dillon and Silverthorne. Cigarette butts should be properly extinguished, cooled and disposed of in a trash receptacle.

Parking & Traffic Safety:

All vehicles must park in the designated parking spaces provided. Do not park on roadways, lawns or in a manner that blocks driveways, sidewalks, alleys or mailboxes. Observe posted speed limits and watch for children and pedestrians.

RV Sites:

RV Restrictions: The following are not permitted at Tiger Run per County Ordinances: pop-up campers; tent trailers; tents; truck campers; tiny homes/trailers; horse trailers, or; recreational vehicles with canvas/fabric slide-outs. All Recreation Vehicles must be 18ft in length (not including tongue), less than 20 years in age, and be completely self-contained. If an RV is older than 20 years, entry is subject to approval and current photos of both the interior and exterior of the RV must be sent to resort staff for approval. Recreation Vehicles must be 18ft in length (not including tongue), less than 20 years in age, and be completely self-contained.

Deluxe Sites 321-331 are designated as Class A 36' or longer from June 1st to October 1st, and are always 36' or longer minimum. All RVs must be fully self-contained. Tiger Run Resort reserves the right to inspect any RV prior to entry. If the RV does not meet the requirements, entry to the resort will be denied without refund. If a guest with a future reservation sells, trades or plans on bringing another RV into the resort, the resort office must be contacted to update the RV information and assure that standards are met.

Utilities:

The RV site offers full hookups for water, sewer, electric (30 & 50 amp service), Wi-Fi internet and cable. Heat tape and water probes at each site allow for winter reservations. Given that power surges or other utility failures may be out of resort staff's control, refunds may not apply for electrical, internet, or cable outages or frozen water lines.

Bookings:

A specific RV site booked is reserved for the guest. However, given unexpected events such as water loss or electric loss, it is sometimes necessary to relocate a reservation. Resort staff will contact the guest prior to moving a reservation only if another site is unavailable in the category of the original site booked. For example if a Blue River site is booked and a guest is moved to another Blue River site (despite the amenities like picnic table/fire pit etc.), the guest will not be notified. If the guest is being relocated from a Blue River to a Club site, the guest will be contacted to discuss the move. If the guest cancels due to the move, no charges will apply. Tiger Run RV Resort is a Homeowners Association and acts as an Owner Agent. As such a RV site may become unavailable due to a real estate transaction. In the event of a sale, the purchaser only has to honor reservations for up to 30 days after the closing date. Therefore, the guest may be provided a 30 day notice that the RV site is unavailable. Resort staff will make every attempt to accommodate your stay in a comparable RV site.

Check in/check out:

Check in is at 1:00 pm and check out is at 11:00 am. Early or late check outs are not offered due to high volume of reservations. A series of emails will be sent to the email on file with check in instructions, site map, amenities access information, and wifi directions. Emergency staff is on call until 11:00 pm. Call the after-hours technician at 970-406-8522 for after hours check in assistance. If the RV site is not vacated by 1:00 pm, a full night stay will be charged at the full rate.

Damages:

Pre-move in inspections are conducted and well documented on each RV site prior to your arrival. Tiger Run Resort reserves the right to charge the credit card on file for any damages incurred during your stay. Damages may include but are not limited to stains on pad, damage due to fire started in restricted areas or unattended, damage to utilities if not properly unhooked before driving away, frozen water spigot due to leaving a water hose hooked up during extremely cold temperatures, or any other damages outside of normal wear and tear. If there are oil or fluid leaks on then pad during your stay, a minimum $100 clean up fee will be charged.

Use of Common Areas:

Clubhouse is open 24 hours a day, 7 days a week.

Pool/Hot Tub is open 8:00am - 10:00pm daily

Parents are responsible for supervision of children and children are not to be unattended at the clubhouse, game areas and pool room. Pets are not allowed in any of the common areas. Tiger Run Resort is not responsible for any lost or stolen items. NO GLASS ALLOWED IN THE POOL AREA!

Rules of the Road:

The safety of all resort owners, renters and guests is the responsibility of everyone. Please obey all traffic rules and be attentive and courteous to others using resort roadways. Traffic regulations are strictly enforced. Violators will be asked to leave the resort and fines up to $250 may apply.

The speed limit in the resort is 9.5 mph.

All resort owners; renters and guests are required to obey State of Colorado Traffic Laws when using resort roads.

Drivers are required to yield to pedestrians in marked crosswalks and at all intersection crossings.

Pedestrians including children should not dart into the path of any vehicle.

Pedestrians are required to walk facing traffic on the left side of the road.

Please note that snowmobile or ATVs are not permitted to be operated within the Resort.

Parking/Trailers:

2 car parking maximum on any RV site, and some sites may only accommodate space for 1 vehicle. Parking in street and on grass areas is strictly prohibited due to resort operations and county ordinances. Overflow parking is NOT available on site. Guests can use the Airport Road Parking Lot in Breckenridge for any overnight parking of trailers, jeeps, RV's, etc. not in use.

If towing a trailer, the trailer can park on the RV site provided that there is sufficient space and the trailer is not sticking out in the street, on the grass area, or impeding traffic or neighbors in any way.

Registration is required at our front office and includes permit to be displayed on or in vehicle. Parking or trailer/RV storage in the front parking area is not allowed due to high traffic flow in the front. Occupancy:

The maximum occupancy for an RV site is 6 adults.

Construction:

Due to the fact that Tiger Run is a Homeowner's Association construction and building are permitted at any site within the resort 7 days a week from 8:00 am to 6:00 pm. Guests may be asked to be moved if another site of the same classification is available. No discounts will be given due to construction.

Smoking:

If Smoking occurs on an RV site, no cigarettes are to be extinguished outside due to our dry climate and potential of fire. If any cigarette butts are left after departure, guests will be charged for clean-up. Any County or resort fire ordinances will be strictly enforced.

Although the recreational use of marijuana is legal in Colorado, our RV sites, Clubhouse and Common Areas are no-marijuana smoking zones. Amendment 64 states that marijuana smoking is prohibited in public places. Thank you for adhering to this policy and respecting those around you.

Pets:

Pets will be required to register upon arrival with resort staff. A pet limit of no more than three pets per county code; a maximum of two (2) cats and one (1) dog, or two (2) dogs and (1) cat, or two (2) birds and one (1) dog or one (1) cat. If you are traveling with pets, please adhere to all below regulations or a $250 fine may be imposed:

The feeding of wildlife, both fowl and animal, is prohibited on all Common Areas of Tiger Run. Please refrain from feeding wildlife at the units.

No animals, livestock, or poultry of any kind shall be raised, bred, or kept within the Park, except domestic pets which may be kept provided they do not become a nuisance and are not kept, bred, or maintained for any commercial purposes.

All pets must be kept on a leash at all times.

Pets are not allowed in the Clubhouse, patios or game areas.

Keep pets quiet and confined to the designated site or designated pet walks.

Each pet owner is responsible for cleaning up after their pet.

Chalets:

Each Chalet includes Wi-Fi internet and cable. Given that power surges or other utility failures may be out of resort staff's control, refunds may not apply for electrical, internet, or cable outages or frozen water lines.

The specific Chalet booked is reserved for the guest. However given unexpected events such as water loss or electric loss, it is sometimes necessary to relocate a reservation. Resort staff will contact the guest prior to moving a reservation to be sure all the guests needs have been accommodated. Due to the fact that we are a Homeowners Association and each chalet is privately owned the front desk would ask the guest to use the website to view available chalets in the same category and place them according to the needs of the individual guest. If the guest cancels due to the move, no charges will apply.

Tiger Run RV Resort is a Homeowners Association and acts as an Owner Agent. As such a Chalet may become unavailable due to a real estate transaction. In the event of a sale, the purchaser only has to honor reservations for up to 30 days after the closing date. Therefore, the guest may be provided a 30 day notice that the Chalet is unavailable. Resort staff will make every attempt to accommodate your stay in a comparable Chalet.

Payment / Reservation Holding Fee:

A $110 to $125 reservation holding fee will be required at the time of booking. This payment is non-refundable and will be applied to the reservation total on arrival. Fee is based on the individual chalet's Housekeeping fee and will be applied to the reservation on arrival. The balance of the reservation will be charged 21 days prior to arrival to the card on file unless prior arrangements are made to collect the funds.

Damages:

The maximum occupancy for a one bedroom chalet is 4 adults and 6 adults in a two bedroom chalet. Non-Sleeping Lofts: Due to Summit County Regulations the lofts are considered non-sleeping and for storage purposes or recreation such as kids play.

Smoking:

All Chalets are non-smoking both inside and on deck. If Smoking occurs guests may be responsible for any additional cleaning due to cigarette odor, any damages due to cigarette burns or clean up of cigarettes. Although the recreational use of marijuana is legal in Colorado, our RV sites, Clubhouse and Common Areas are no-marijuana smoking zones. Pets:

No pets are allowed in any of our Chalets. However, there may be some pets that have been in the unit in the past. Resort staff cannot guarantee that someone with allergies to animals will not be affected.

Water Supply Problems

The site was having water supply repairs carried out while we were there, so everyone advised to top up their RV water tanks before all water turned off. However additional problem at our site 212 where no water at time it should have been available. Not good enough and a poor 10% refund offered. Not a luxury resort if can’t provide even the basics.
