We are a full hook-up only resort. All sites include water, 50/30/20 amp electric, and sewer in addition to a picnic table and fire ring. Park, plug-in, hook-up and relax. Our 3 bathhouses were designed for hotel comfort and feature private stalls, endless hot water, and modern laundries. Wash, dry, and fold with ease - our laundries accept coin, card, or mobile app payment. The fastest and most reliable park-wide connection guaranteed. Need higher speeds or enhanced security? The cancellation policy is non-negotiable regardless of circumstances or individual situations.

• A $10 cancelation fee applies to all reservations canceled eight or more days before the reservation’s original arrival date.

• A cancelation fee of 50% of the deposit amount will be charged for a reservation canceled between seven and four days before the reservation’s original arrival date.

• A cancelation fee of 100% of the deposit amount will be charged for a reservation canceled three or fewer days before the reservation’s original arrival date.

• No shows will be charged 100% of the stay total.

• No refunds will be given to reservations check out-out early.

Rules & regulations

CHECK-IN/OUT

• Check-in for campsites is 1:00 pm

• Check-in for cabins is 3:00 pm

• Check-out is at 11:00 am

GUEST CODE OF CONDUCT

• Guests are expected to treat other patrons and park staff with courtesy.

• There is a zero-tolerance policy in the park for any illegal, abusive, disorderly, violent, or harassing conduct.

• The possession, sale, or use of any controlled substance, illegal drug or drug paraphernalia within park premises is prohibited.

• Guests are not to conduct any business in or from the premises.

• Soliciting is not permitted in the park.

• Smoking and vaping is prohibited in all cabins and all common areas, including but not limited to restrooms, lodge, front desk, bathhouses, pools, and picnic areas.

• Children under 14 years of age are always to be accompanied by an adult.

• A speed limit of 5 MPH is strictly enforced in the park. Please slow down and take caution when driving through the park.

QUIET HOURS

• Quiet hours are from 10 pm to 8 am.

• At all times, loud voices, music, stereos, speakers, televisions, computers, phones, or other devices will be considered a nuisance if they unreasonably interfere with the enjoyment of the park by other guests. All noise-emitting devices are to be turned • off when leaving the premises.

CLEANING

• All guests are responsible for keeping their site clean and uncluttered.

• Storing items around or under the RV/cabin is prohibited, including but not limited to coolers, storage bins, lumber, tires, clotheslines, potted plants, toolboxes, etc.

• Rugs that may damage the grass or landscaping are prohibited. Only patio/camping furniture and a small barbecue are allowed outside.

• Trash must be disposed of in designated dumpsters located throughout the park.

• Unless expressly permitted by the park manager in writing, the display of any signs, pennants, placards, advertisements, notices, pictures, ornaments, stickers, handbills, or other materials on the outside of any RV/cabin is prohibited.

• Guests are responsible for cleaning up after their pets in all park areas.

BATHHOUSES & LAUNDRY

• Bathhouses and Laundry are for registered guests only. Please do not share your bathhouse access with anyone outside of registered guests on your site.

• Bathhouse restroom facilities, including toilets, sinks, and drink fountains, are for their common purpose only. They are not used to clean dishes, clothing, or other items.

• Please do not use the bathhouse to dispose of trash, rags, garbage, or other items that are likely to clog the drains.

• Please do not use the bathhouse or laundry facilities to dye or tint clothing or hair.

• Please do not leave laundry unattended.

• Please do not overload the laundry machines.

• Please only use one washer and dryer per family.

• Please discard lint from the dryers after each use.

• Please remove laundry from the machines promptly.

• Please report any maintenance or housekeeping issues to the staff.

• The property is not responsible for any lost, or stolen items.

• Laundry or personal items left unattended may be discarded.

• Please do not sit on the machines, tables, or countertops.

• The park reserves the right to impose a time limit on the use of bathhouse facilities.

PARKING

• All vehicles must have a parking permit issued by the office.

• One free parking permit is given per site. Additional licenses may be purchased for a fee, subject to availability.

• Parking permits must be visibly displayed on the windshield. If a parking permit is lost, a replacement may be obtained for a $5 fee.

• No parking except in designated areas and with a valid parking permit.

• Parking in empty RV sites is by permit only.

• Overflow parking is designated for vehicles only. Storage units, boats, and trailers are not permitted in the campground. If you receive a notice and items are not removed, the item will be towed or booted at the owner's expense.

• Park entrances and common areas are not to be obstructed at any time.

LODGE

• The lodge is a common area for guests. Please be courteous to one another and the staff.

• Recreational equipment can be checked out at the office. Failure to return equipment after each use will result in a fine, and future service will be prohibited.

• Shoplifters will be prosecuted.

MAIL

• Mail will NOT be accepted in the lodge office. This includes packages. Please arrange to have your mail delivered to you at a post office service center or other alternatives.

VISITORS

• Please register all visitors.

• Visitors must follow all campground rules. If issues arise, the registered guest is responsible for their behavior and may be fined and have their stay in the park terminated.

• Visitors not registered and paid for may not stay overnight. Unpaid/unregistered guests on your site will be charged to your account, and they will be asked to vacate the premises as trespassers.

• Visitors' vehicles are subject to the parking policy, and violators will be towed at the vehicle owner's expense.

PETS

• Guests are responsible for their animals at all times while in the park. This includes the disposal and clean-up in all park areas, including their RV space.

• Guests are required to have a reasonable size and length of the leash for their pets (six feet or less). Pets are required to be on a leash and are not to be left unattended.

• Pets can only be off leash while in the paw park, or within the guest’s RV or cabin.

• Pets are not permitted in the lodge, swimming pool, office, or bathhouses.

PAW PARK

• Guests are responsible for their animals at all times while in the paw park. This includes the disposal and clean-up in all park areas

• Watch your dogs at all times. Discourage barking and digging. IF your dog digs a hole, fill it in.

• Your dog must wear a collar or harness in the paw park at all times and have a leash available at all times.

• No aggressive dogs. Watch for signs of aggression.

• No dogs in heat. Closely monitor un-neutered males or female dogs in estrus.

• No dogs too young to be vaccinated against rabies

• If your dog gets in a fight, exchange contact information and leave the paw park.

• You are responsible for any damages or injury caused by your dog.

• Dogs must be licensed and immunized.

• Bring children at your own risk. Children under 14 must be accompanied by an adult.

• No glass containers. Use caution and judgement when bringing food into the dog park.

• Pack water. Temperatures in the desert can be extreme. Be sure you have water for you and your pet.

• Guests are responsible and assume any risks associated with participating in the paw park. The park is not liable for any damage or injury caused by participating in activity in the paw park.

POOL

• Swim at your own risk. There is no lifeguard on duty.

• Pool is reserved for registered guests only.

• Guests must shower before entering the pool and must wear appropriate swimwear. Children under two or without potty trained must wear a swim diaper.

• No glass, alcohol, food, pets, smoking, running, or rough play is allowed.

• No children under 14 are permitted in the pool area without an adult.

• Pool hours are posted at the entrance of the pool.

WINTERIZING

• Winterization is required for all guests staying in the park from November to March and must be completed at the guest's expense.

• Heat tape is required on external hoses from November to March. This will protect water lines from freezing. Heat tape must run from the faucet along the entire length of your hose. When using electric heaters, ensure they do not exceed half the amperage allowed by your RV's electrical system.

• Skirting is required for stays more than 14 days from November to February. Skirting must be black, gray, tan, or the same color as the RV. Foamboard, plywood, tarps, etc., are not acceptable forms of skirting.

• Skirting is only permitted from November 1st - March 1st. Unless otherwise communicated by management.

• The Company is not responsible for any damage to patrons' RV due to freezing.

ELECTRIC VEHICLES

• Electric or hybrid vehicles are not permitted for charging in the resort. Setting Electric vehicles on RV pedestals may cause damage to the park, RV, and the vehicle's electrical systems.

• Electrical or Hybrid Vehicles may be charged at the Courtyard Marriott at 600 Clubhouse Dr, this is the only charging station in Page.

MISCELLANEOUS

• Sewer connections must be sealed, and no leaks from sewer or water connections are allowed. If this needs attention from our park staff, please get in touch with the office.

• Surge protectors are required by the RV owner for days longer than 14 days.

VIOLATIONS

• Park staff reserves the right to remove any guest and visitor from the park who fails to comply with park rules. Guests who refuse to leave after being requested by park staff will be escorted out by law enforcement.

• Damage to park property caused by guests will be charged to the card on file.

• Vehicles that violate park rules will either be booted or towed at guests' expense.

• Any vehicles or personal property left after the guest's departure will be considered abandoned and towed from the property or disposed of at the park staff's discretion.
