RULES & REGULATIONS

The following guidelines have been set in place to establish a community that is clean and safe. We appreciate your compliance as it will ensure a pleasant environment for everyone and your continued stay at Tejano Ranch RV Park.

BE A GOOD NEIGHBOR:

Check- Out time is 11:00 AM. Check- In time is 2:00 PM.

Quiet hours are from 10:00 PM to 7:00 AM.

You are responsible for the safety and conduct of your children. Children under 14 years of age must have adult supervision in all common areas at all time. Walk on streets and not through other RV sites or behind RVs, as these are the private areas of other guests.

NO SOLICTING unless otherwise approved by Tejano Ranch RV for a sponsored event.

Loud parties, excessive drinking, offensive language, or other unacceptable behavior by guests is not permitted.

Smoking, including vaping, is NOT allowed in any common area. Smokers, please do not throw your cigarette butts on the ground.

Illegal activities of any sort are strictly prohibited.

NO OPEN CARRY.

Firearms including BB guns, pellet guns, air guns and paintball guns, knives or weapons are never to be displayed or discharged at Tejano Ranch RV Park. Violation of this rule could result in immediate removal from the park with no refund.

Damage to park property, including but not limited to: restrooms, utilities, landscaping, vehicles, street lights or signage is strictly prohibited. Guests will be held responsible for the repair of any damages.

RENT AND REFUNDS:

Daily and weekly stays include water, sewer and electric.

Monthly stays include water and sewer. Electric is sub-metered per site and due with rent.

Only two adults should occupy any RV. Additional occupants may stay for a fee but must be approved and must be immediate family members.

Nightly and Weekly stays can be paid with credit card, debit card or ACH direct bank withdraws. No cash, checks or money orders will be accepted.

Extended stays for over 30 days will be required to be on Autopay via credit card or ACH direct bank payment. Credit card autopay is subject to a monthly processing fee.

Rent and electricity payments are due at the beginning of each month. There is a $25 late fee plus $10/per day for each day past due.

Deposits for monthly and weekly stays are refundable if cancelled 21 days or more prior to arrival date. Daily stay deposits are refundable if cancelled 7 days or more prior to arrival date. THERE WILL BE NO REFUNDS FOR NO SHOWS, EARLY DEPARTURES, ACTS OF GOD, OR VIOLATIONS OF THE RULES AND REGULATIONS.

SITE USE:

Guests are responsible of maintaining a tidy site. It is up to the management’s discretion to determine if any site is unsightly. Guests must immediately rectify any notice. If park is required to clean your site, there will be a minimum $75 charge.

Only outdoor furniture and items intended for outside use are allowed outside the RV and must be kept to a minimum.

Items must not be stored under the RV.

No empty flowerpots. Plant something in them. :)

No open fire pits will be allowed. Propane, electric, and charcoal grills are permitted at site. Limit to two.

Windows on RV must be covered with standard window treatments.

Sheds are allowed in 6’x8’ size in standard colors. They must be purchased by guest and placed in approved area of site. Guests are responsible for the removal of shed and the cost to restore site to original condition at move out.

Only United States, State of Texas, official U.S. Military and official college flags are permitted. They must be properly displayed, in good condition and to not exceed 4’x6’ size.

No fences, dog pens, no subsurface anchor or auger for awnings, decks or dog leashes. No storage containers, tarps, clotheslines, appliances, A/C window units or tents.

No sub-leasing.

Guests are required to return their site to the same clean condition they received it in. If clean-up is required, a $75 clean-up fee may be assessed plus the cost of disposing larger items.

Guests will be held responsible for any damages caused to utility hook ups.

VEHICLE POLICY

We love our people and pets. A 7 MPH speed limit is strictly enforced.

One RV and two vehicles are allowed per site and must be completely parked on site. No parking on grass, road, or vacant sites.

Vehicles must be well maintained with no oil leaks.

Anyone operating a vehicle must have a current valid diver’s license.

No loud vehicle noise or engine revving.

Vehicle maintenance and repairs are prohibited on property.

Golf carts and side by side vehicles are allowed. Limited to one per site and must adhere to noise restrictions, quiet hour rules and speed limit rules.

PET POLICY

Non-aggressive house pets are welcome and must be registered upon arrival. There is a maximum of 2 large (max 80 lbs.) dogs or 3 small (under 25 lbs.) dogs, or 1 large and 2 small dogs per site. Cats must be kept as indoor pets.

A fenced dog park is provided for you to exercise your pet. Please read and abide by dog park rules posted on fence of dog park.

All pets (dogs and cats) must be on a leash AT ALL TIMES unless inside dog park.

Pick up your pet’s waste IMMEDIATELY and dispose of it properly. This includes around your site and anywhere within Park property. This is a health issue for everyone; a $25 fee will be assessed for improper cleanup.

Management reserves the right to refuse pets based on breed/behavior. Aggressive breeds including but not limited to Pit Bulls, Pit Mixes, Rottweilers, Dobermans and German Shepherds are prohibited.

Animals are the exclusive responsibility of their owners. Noisy pets will not be tolerated.

Pets must not be left outside unattended. Kennels, dog pens, fences, crate etc. are not permitted outside the RV.

Guests must provide proof of current vaccination records upon arrival.

Tejano Ranch RV Park is not responsible for any animal behavior and will hold pet owner accountable for any injury or damage caused by pet(s) in addition to any legal remedies for the same. In addition, the pet owner must report any damage caused by pet directly to the injured party.

Please report stray pups to management immediately

UTILITIES

SEPTIC:

Septic is included in your monthly charge.

Tejano Ranch is on a private septic system. ONLY HUMAN WASTE AND SEPTIC SAFE TOILET PAPER MAY BE FLUSHED INTO SEPTIC SYSTEM.

Violations that cause septic issues, backups or blockages can be traced back to specific sites and will be repaired at guests’ expense. No paper towels, feminine products, cigarettes, flushable wipes, diapers, grease, etc. can be flushed.

Sewer connections are mandatory at all times. If your raw sewage spills onto the ground, you will be charged a $75 clean-up fee. If the problem is not corrected in 24 hours, the park will correct the problem and bill you.

ELECTRIC

Electric service is included in all daily and weekly rental rates.

Monthly guests will be required to make electrical deposit upon occupancy. Site sub-meter readings will be taken at the end of each month and billed with monthly rent. Rates will be charged at per kilowatt hour (Kwh) and rates may vary based on utility market per Kwh. Billing will reflect applicable taxes and a nominal processing fee.

Guest must only use service provided at their site pedestal. Hooking up to another site is prohibited and considered theft of service.

Upon arrival, turn on appropriate power breaker AFTER plug is firmly inserted and there is no space between the plug and the receptacle.

Upon departure, turn breaker off before disconnecting the plug from the receptacle.

WATER

Water is included at no charge.

Water hoses and connections must be free of leaks. Excess water hose must be coiled neatly on-site pad.

All RVs must use a water pressure reducer to avoid damage. Tejano Ranch cannot be held responsible for any damage caused by water pressure.

TRASH/GARBAGE

Trash must be properly secured in garbage bags and placed in dumpsters near entrance. PLACE ALL TRASH DIRECTLY IN DUMPSTERS.

Normal household trash only. Please dispose all large items and chemical waste accordingly.

Trash cannot be placed outside RV or in garbage containers outside RV.

WIFI/INTERNET

Guest must supply their own router.

AMENITY CENTER

Restrooms are available for all guests and their visiting guests during stay. Please limit your time to 15 minutes as other guest may be waiting for showers or restrooms.

Please remove all personal items from the area you used when you are done. Tejano Ranch cannot be held responsible for the loss or damage to personal property left behind. If you find something that is not yours, please give it to management so that it may be found by owner.

Children under the age of 14 may not be left unsupervised.

We love our pets but they are not allowed in the building.

Tejano Ranch strives to provide an area for our guests to work, gather, and relax. Every item was thoughtfully selected with our guests in mind. Please respect the space, cleanup after yourself, and take care of the décor and furniture as if it was gifted to you by George Strait himself.

We recognize that accidents happen, our security cameras caught them all. Please let management know ASAP so if anything needs attention it can be dealt with in a timely manner.

LAUNDRY ROOM

Laundry room is for the use of Tejano Ranch guests only and uses cashless payments only.

Guests shall remove loads immediately upon completion. Tejano Ranch assumes no responsibility for damaged or stolen clothes by any means.

Clean up your area and any trash after you are done.

No dyes or bleaches are to be used.

OUTDOOR AMENITIES

TURF AREA

Outdoor turf area is not pet friendly. We love our pets too, but our heart for that space is for families to gather and kids to safely play. We ask that you utilize the dog parks to exercise your pet.

No bottles, glass, or cans of alcohol are permitted in common areas. Public intoxication and/or unruly behavior is not permitted at any time.

FIRE PITS

Fire pits are not for cooking.

Use at your own risk.

POND

Fishing pond is catch and release only. The fishing pond is open during daylight hours.

No littering or throwing anything into the pond.

SWIMMING IS STRICTLY PROHIBITED. There is no lifeguard on duty; fish at your own risk.

No children under the age of 14 are allowed to be near pond without adult supervision at any time.

Violations of any of the following rules could results in termination of tenancy.

SAFETY

CCTV video cameras are strategically placed throughout Tejano Ranch and in common areas for the safety and security of our guests. Cameras help deter unwanted behavior but do not guarantee criminal activity will not happen. Please protect yourself and your valuables by keeping your RV and possessions securely locked away. Tejano Ranch is not responsible for any lost, stolen or damaged property.

Streetlights are located throughout the park to offer visibility for vehicles and pedestrians.

For suspicious activity please call our 24-hour line.

Tejano Ranch requires an emergency contact for all monthly guest. This information will only be used in the case of an emergency.

In the case of an EMERGENCY please call 911.

If you are asked to vacate the property due to a violation of the rules and regulations, refunds will not be granted. We reserve the right to refuse service to anyone. Tejano Ranch RV Park assumes no responsibility for fire, theft, vandalism, natural happenings, injury, accidents or losses from any cause. Tejano Ranch RV Park is not responsible for any damage to vehicles caused by other guests/visitors. Tejano Ranch RV Park is not responsible for any personal property. Tejano Ranch RV Park reserves the right to limit the stay and number of persons per site. Willful violation of these rules will result in termination of tenancy and barring from the property. These Rules & Regulations supersede any previously written or discussed. Rules & Regulations; and rates may be changed at any time without prior notice.

LIABILITY AND INSURANCE: All park facilities and equipment of the park is intended for the convenience of the guests. Any and all persons using the facilities do so at THEIR OWN RISK and consent. Park management is NOT RESPONSIBLE for accident due to fire, theft, wind, flood, personal negligence, acts of God or other unfortunate circumstances. The registered guest is financially responsible for all damage caused by themselves, individuals and pets residing on their site, and guests visiting their site.
