If you terminate your reservation before your move-in date, a $70.00 cancellation fee will be applied before a refund is administered for daily and weekly stays.

Rules & regulations

RV Site General Information 

 

·       All buildings in the park are SMOKE-FREE

·       RV sites must always be clean, free of clutter, and orderly with no changes to the RV site without prior consent from the park management. 

·       Management reserves the right to refuse or discontinue anyone at any time for any reason. Reasons include condition and or type of RV unit and limit of people per site. 

·       Satellite Dish/ Poles cannot be cemented into the ground. 

·       Cutting of trees and plants is prohibited. Do not deface trees by using screws, bolts, nails, or chains. 

·       No Hammocks or swings. Rope lights may be wrapped on trees. No climbing trees. 

·       Please do not place rugs on grass. Do not place jacks off concrete without prior permission. 

·       Clothes lines are prohibited. Personal items at the guest site cannot impede our lawn maintenance efforts. 

·       No oil changes or vehicle repairs in the park- No Exceptions. 

 

RV Conditions: 

·       RVs greater than 10 years of age require management approval. Please send pictures of all four sides of the RV outside exterior to [email protected] or [email protected].  

·                RVs should have no visible damage or disrepair. There can be no window A/C units, torn awnings, tarps, tape, plastic or boarding of windows.  

·                It is MANDATORY and TEXAS LAW requires that a sewer hose must be fastened using threaded connector or rubber donut.   

·                Water hoses and connections should be leak free. All hoses, electric cables and cords must be coiled neatly and kept off the grass.  

  

Quiet Time:  

·                Quiet Time is 10:00 PM to 8:00 AM.  Please be considerate of your neighbors.  

·                Should the Sheriff’s Office be notified regarding a disturbance at your site, you will be required to vacate the park.    

 

 

Laundry/Bathhouse: 

The laundry facility is accessible through the north end of the community center. 

·                Please do not wash pet bedding, pet sheets, and/or pet blankets.  Please use outdoor water facilities for such items.   

·                No leaving unattended items in the bathhouse or laundry room. The items left will be disposed of promptly. 

·                Please keep pets out of the laundry/ bath house facilities.  

·                Washer is $7.75 per Load/ Dryer is $ 1.75 for a 30-minute dry. 

·                Restrooms and showers are accessible through the door at the north end of the community center 24/7. 

 

Parking 

·                Park at your site only. No parking on grass (including golf carts), roads, or in unoccupied RV sites without prior resort permission. 

·                No parking on empty sites without permission. Parking on a site not assigned to you will result in a daily rental charge. 

·                Any Unauthorized parked vehicles will be towed at the owner’s expense. 

 

Guest & Children 

·                Only adults and teenagers (16+) years of age and older are allowed to drive carts, buggies, or vehicles on the park property. 

·                Motorized scooters are prohibited for children under the age of 10 on main roads, without parental supervision. 

·                No bicycles, skateboards, or rollerblades allowed in the pool area. 

·                Use of bicycles, skateboards, or scooters after dark must exhibit proper safety measures in order to remain visible to oncoming traffic. 

·                Fireworks are Prohibited on the property. Sparklers are allowed with prior management approval. 

·                No BB gun, pellet gun, air gun, and/or paintball gun use allowed. Any owners of firearms must follow Texas laws and regulations. 

·       The guest is responsible for the actions of their children and their guests.  

 

Visitors 

·       Your visitors are welcome for reasonable visits. 

·       Our rates are based on 4 occupants; please register your guest at the office if they are staying overnight. All unregistered visitors must leave the resort by 10:00 PM. 

·       The pool, bathrooms, and other buildings are for the use of Paid guests only! 

·        

Pool 

·       No lifeguard on duty; children under the age of 18 must always have a parent present with them in the pool. 

·       No glass containers at the pool. If you are caught with a glass container at the pool you will be asked to leave the park IMMEDIATELY! No Exceptions. 

·       No smoking or vaping. No food at the pool. No Pets at/in the pool area. 

·       Guests must leave the pool immediately when a park representative requests that they do so. 

·       Pool Hours are Monday: Closed,  

·            Tuesday-Friday (Adult Only Swim) 10:00 AM- 12:00 PM 

·            Tuesday-Friday (Open to all Guests) 12:00 PM-9:00 PM 

·            Saturday & Sunday (Open to all Guests) 10:00 AM-9:00 PM  

Pets  

There is a 2-pet limit per site. 

(Unless authorized by Management- pleaser reference service agreement in this scenario) 

Owners must pick up all pet waste and dispose of it properly, never dispose of pet waste in the clubhouse trash cans you may use personal trash, pet waste stations, or the dumpsters. (This is Mandatory to stay in the park). 

·                Your pet is your responsibility, please respect our community. 

·                Please keep pets leashed, unless in a designated pet area.  No tying or crating pets outside of your RV unattended for any reason. Pets cannot run free! 

·                No Electric Fencing or Electric Collars Allowed.  

·                Guests with excessively loud or disorderly pet(s) will be asked to vacate the property.  

·                Do NOT allow your dog to “relieve itself” on other people’s sites.  

·                As a courtesy to each other, please walk your pet along the road paths and avoid cutting through occupied sites. 

·

Waste Disposal  

Curbside pick-up Monday-Saturday after 9:00 AM 

Household Trash Only 

·       do not put trash out the night before, or on Sundays, and holidays. 

·       make sure your trash is in a heavy-duty bag and tied securely and any boxes are broken down. 

 

Business & Subleasing  

·                No business is allowed to operate out of an RV unit within the park.  

·                No subleasing or renting of RV units on Park Property.  

*Failure to comply with any of the rules stated above will result in being asked to leave the park.
