Cancellations within 3 days of the arrival date do not qualify for a refund, but the reservation may be rescheduled one time for up to one year from the original arrival date. No shows do not qualify for a refund or a reschedule.

Cabins: Cancellations more than 30 days prior to the arrival date qualify for a full refund. Cancellations within 30 days of the arrival date do not qualify for a refund, but the reservation maybe rescheduled one time for up to one year from the original arrival date. No shows do not qualify for a refund or a reschedule.

Rules & regulations

Campground Information and Rules:

Campsite Capacity: Campsites are limited to 1 camper or tent. Campsites are limited to 1 family (immediate family members of Guest).

Visitors: People other than those in the Guest party set forth above may not stay overnight on the property. Any other person on the property is the sole responsibility of Guest. Guests are not allowed to exceed the occupancy limit agreed to above.

Electricity: Campsites are equipped with 15 amp, 30 amp and/or 50 amp circuits. Overloading the circuit will cause the circuit breaker to trip. This is a safety feature. Air conditioners, coffee pots, and hair dryers can each draw 10 amps or more. Monthly rates are subject to an air conditioner fee.

Quiet Hours: Guests should not create excessive noise at a level that disturbs neighbors; Code-enforced neighborhood quiet hours are from 10:00p.m. – 8:00a.m.

Property: All of the sites and the resort properties are privately owned; the owner is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Owner is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

Clean and Neat: Keep the property and all furnishings in good order.

Furnishings: Only use appliances, picnic tables, and other furnishings for their intended uses.

Drains: Do not flush feminine items or debris. Do not dispose of cooking grease in any drain.

Pets: are permitted only with prior approval. Aggressive breads or aggressive individuals are not allowed on the property. Pets are limited to one per site. Pets must be on a leash or inside at all times. Messes made by pets are to be cleaned up immediately. Clean up bag dispensers are located throughout the property. The first time a pet is loose, aggressive, creates an uncomfortable situation for another guest, or takes any other action deemed inappropriate by management, the campsite lessee, all guests, all family members, and all equipment must depart immediately without refund of used or unused portion of payment.

Parking: is limited to 1 vehicle. Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

Boats and Trailers: Beaching or pulling boats up on the bank is not allowed around marina, campground, or cabin area. Boats and Trailers shall be stored in the designated storage lot and may not be parked at the campsite.

Garbage: Any garbage must be properly bagged and stowed in the proper garbage or recycling receptacle. Animals will tear into unattended garbage bags. A dumpster is located near the campground dump station.

Vehicles, golf carts, other approved mode of transportation: Are to be used on designated roads only. Are to be used to transport guest and their belongings from point to point. Joy riding, racing, and off-roading are not allowed. Drivers must possess a valid driver’s license. The property wide speed limit is 7 mph.

Fees: All fees and charges must be paid in full prior to occupying a campsite.

Storms: If there is a storm or hurricane, no refunds will be given unless:

The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or

A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest.

The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:

Any unused portion of rent from a guest currently registered;

Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and

Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.

Cabin Information and Rules:

No Smoking: Smoking is NOT allowed inside the cabins.

Occupancy: People other than those in the Guest party may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. Guests are not allowed to exceed the occupancy limit of 6.

Quiet Hours: Guests should not create excessive noise at a level that disturbs neighbors; Code-enforced neighborhood quiet hours are from 10:00p.m. – 8:00a.m.

Responsibility: All of the rental units are privately owned; the owner is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Owners is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

Damage: Keep the property and all furnishings in good order. Repair fees will be charged.

Appliances: Only use appliances and other furnishings for their intended uses.

Campfires: Campfires are permitted only in designated burn pits.

Drains and Septic: Do not flush feminine items or debris. Do not dispose of cooking grease in any drain.

Pets: Pets are not permitted in the cabins.

Parking: Parking is limited to 3 vehicle(s). Vehicles are to be parked in designated parking areas only. Do not drive or park behind the cabins. The septic field may be damaged. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. Cabin renters are allowed to moor a boat at the dock located at the cabin area. Beaching or pulling boats up on the bank is not allowed around marina and cabin area.

WiFi and Internet: WiFi is available for cabin renters' use.

Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate.

Beach Towels: We recommend bringing your own beach towels. We do not permit towels or linens to be removed from the units. A fee will be charged for each missing towel or linen product.

Garbage: Any garbage must be stowed in the proper garbage or recycling receptacle. Animals will tear into unattended garbage bags. A dumpster is located near the campground dump station.

Please set the thermostat to 80 in the summer and 60 in the winter just prior to departure.
