We are an eight-acre located in the heart of the Rocky Mountains in the Arkansas River Valley of Howard, Colorado. At Rocky Top River Ranch, we offer a relaxed, quite, peaceful, natural Colorado environment. A true Colorado experience. We're just 14 miles east out of historic Salida, Colorado, with Twin Sister Mountains as a backdrop and stunning 360 panoramic views of the Rocky Mountains. The Arkansas River is right in front of us and there are numerous access points to get to the river at nearby parks.
We offer a cozy place to stay along the Arkansas River just 12 miles east of Salida, CO. Cafe on site, rafting, fishing, hiking, biking, ATV, Jeepin and free Wifi.

House rules for a happy stay
Policies
Cancellation notice must be given 7 days prior to your scheduled arrival date for a PARTIAL refund. One half of your initial reservation dollar amount, or you can get a gift card for 100% of your original purchase to use when there is availability, you can book online with your gift card, non transferable.
Rules & regulations
DO NOT flush wet wipes, tampons, etc. ($300 FINE minimum). The ONLY thing that is to be flushed is toilet paper. Trash picks up every Monday.
Pets- $15/ night (max charge $30) for all hotel rooms and cabins. Pets must be leashed at all time and under control. Please pick up after your pet, there are trash bags across from motel on small outbuilding.
Quiet hours are from 10 P.M. to 8:00 A.M.
No washing, oil changes, maintenance or repairs on vehicles on site.
Speed limit on and around resort is 5 MPH. There are children and pets at play.
Please have a tight sewer connection at both ends of your sewer hose. Keep your RV site nice. Keep stuff sitting outside your trailer/RV to a minimum. Chairs and grills ok.
Off road or all terrain unlicensed motorized vehicles are not permitted to be ridden on property grounds. There are plenty of trails to ride!
Campfires are not allowed outside a designated fireplace site. Please check for fire bans before making a fire.
Minors are to be supervised at all times by an adult. Do not allow children to climb trees, the fence, on picnic tables, make sure they are watched at all time.
One RV and one vehicle to a site.
In case of emergency, management can move RV equipment of vehicles without notice or liability.
Maximum of 6 people at any given time at a RV site.
Rowdiness, loud music, abusive language, public drunkenness, firearms, fireworks, explosives, water balloons, golfing, are prohibited.
Discretion should be used in the consumption of alcohol.
Water is safe to drink. Please try to conserve water usage.
Site rental does not include the privilege of using the area for commercial purposes or subleasing.
Management reserves the right to evict or refuse entry to any person who has evidenced a disregard for the rules without a refund. Guest and visitors use the resort at their own risk. Owners are not responsible for damage, injury, or loss to persons, pets, or personal property.
No smoking cigarettes inside any building, do not discard butts on the ground.
Do not use this address for your mail. There is a local post office in Howard.
A $75 cleaning fee will be added for rentals that have not been left in reasonable condition- i.e. dishes, oven, microwave and fridge cleaned out.
