Refunds will be granted with a minimum of 45 day notification prior to arrival date, less $10.00 transaction fee. Less than 45 day notification results in no refund of deposit.

Rules & regulations

CHECK IN – Check-in time is 2pm Arizona time unless other arrangements have been made with resort office. All guests must register upon arrival. If you do NOT check in on the first day of your reservation or call in to confirm your late arrival, your entire stay OR your 1st month may be billed to your credit card on file and you will receive an email confirming payment, or your reservation may be cancelled on day 2.

CHECK OUT – Check-out time is 1pm Arizona time. If there is no conflict with in coming guests you may pre-arrange a late check out with the resort office. If you do NOT vacate by the check-out time, you will be charged an additional day. Late check out is $25.00 after 4pm you will be charged another day. If you fail to vacate your site and it interferes with the arrival of another guest, you will be charged a $100.00 on your credit card on file and asked to forfeit the site immediately.

CHECKING IN or OUT AFTER HOURS – Camping sites will be listed on the front door of office for your convenience. Return to office in the AM to register and bring billing current. Please leave keys in deposit box at front door of office to avoid key charge

KEY POLICY – Unreturned keys will be charged to credit card on file at $40. Key return is at the resort office front door.

MONTHLY METERS – Electric Meters are read day of arrival and departure which is then charged to credit card on file. Guests are encouraged to take a picture of meters. Any money owed on account will be charged to credit card on file, the day of check out.

RESORT FEE – All guests pay resort fee it includes but not limited to WIFI, showers, bathrooms, club house, pickle ball courts, mail service, water taxi, 3 dog parks and all resort activities at Sundance and Pirates Den.

NO SHOW POLICY – Reservations LESS than 1 month will be cancelled the day after no show/no call. For MORE than 1 month reservation will be cancelled 2 days after no show/no call. The office will make a sincere attempt to contact guest, but it is the guest’s responsibility to complete or confirm arrival. If you cannot be on property on your arrival date as reserved please contact resort office and be prepared to pay for the remainder of your reservation or the 1st month in advance to secure your site.

ABANDONED SITES/ LEAVING PROPERTY- Please inform resort office if leaving camp site with RV for more than 2 days. Sites that are completely empty for more than (2) days and still have reservation time may be considered abandoned if resort office hasn’t been notified of guest’s temporary departure & return.

RESERVATION DATES – All guest must have an active credit card on file and have a $100 deposit. Guests are financially responsible for reservation dates. Any changes to arrival and departure dates must be made in advance through resort office 30 days before original arrival to have dates & pricing adjusted. At or after check in, there will be NO REFUNDS GIVEN for unused reservation dates. Repeat long term waterfront, must pay deposit in advance every year.

MONTHLY RENT – Monthly rent is due on the 1st of each month. Your credit card on file will be billed for all monthly expenses automatically. Payments not made by the 5th of the month may have a penalty fee of $25.00 and $5.00 daily after. If credit card is not valid, please provide another form of payment ASAP. The guest is responsible for keeping account current. If you wish to pay cash you may come in to the resort office on the 1st and pay. All other problems or questions will be handled after the 3rd of each month. If you booked for only 1 month and decide to leave early your rate will be changed to daily or weekly rate.

ELECTRIC METERS – Meters are read and used by guest staying a month or more. Meters are read upon arrival and day of departure and charged to credit card on file. We strongly urge guests to take pictures of readings to compare. Any money owed for electric will be charged to credit card on file the day of check out.

QUIET HOURS – 10pm to 7am. Please do not use generators during these hours or expose your neighbors to excessive noise at any time. Report any disturbances or any problems to the resort office during business hours. Busy holiday weekends are often noisy past quiet hours. We cannot enforce quiet hours at all times, but do encourage everyone to be considerate. In case of emergency call 911.

ALCOHOL / SMOKING – We promote a clean, healthy environment, therefore, smoking is NOT permitted in any building. Excessive use of alcoholic beverages or consumption by those under 21 is prohibited.

SECURITY – To ensure security within the resort, all guests and visitors are required to display car/trailer passes issued by our office. No soliciting is allowed in the Resort. Due to privacy site numbers/guest names are not given out for any reason, if you have friends looking for you they may leave a message at the resort office. Emergencies dial 911.

MESSAGES – Messages received by our office between 8am and 5pm will be delivered as soon as possible.

MAIL – The resort office provides our address as a COURTESY, which includes UPS, Fed Ex, US mail, and certified mail. USE OUR ADDRESS: PIRATES DEN 7350 “A” Riverside Dr. Parker, AZ 85344 C/O YOUR LAST NAME. If a more secure mail delivery is needed we recommend a P.O. Box in town. Mail that is not picked up is returned to sender. No forwarding service available.

INTERNET – Sudden Link provides WIFI to park and it is NOT guaranteed or advertised as continuous service. We do not recommend our WIFI to use for business or for business owners. Any problems logging in please take device to office for help.

PROPANE – Propane is provided by an outside service for your convenience at set rate by the propane company, please inquire at the resort office. Delivery is every Thur. around 11 am, unless it’s a holiday.

FIREARMS /FIREWORKS – For your safety, NO firearms, lethal weapons or fireworks are permitted on Resort property at any time.

VEGETATION & WILDLIFE – Vegetation may not be pruned, cut removed without written approval from Pirate’s Den Resort management. Please do not plant any plants without approval from management. Feeding of wildlife, including birds is prohibited. Hummingbird feeders are acceptable.

PET AGREEMENT– ALL PETS ARE TO BE LEASHED AT ALL TIMES AND WASTE CLEANED UP IMMEDIATELY. Pit Bull Terriers / American Staffordshire Terriers, Wolf Hounds, Rottweiler’s and any other dogs exhibiting aggressive behavior are restricted from the Resort. No barking dogs will be tolerated at any time. Do not leave pets unattended outside of RV. All complaints will be confirmed and addressed by the resort office. Proof of pet license and current shot records may be required. Walk your dog out back or at La Paz Dog Park, please clean up after your dog if we have to do it we will charge you. Do not use beach as restroom for pets. Pet fee for up to 2 pets per site is $20.00 per stay. First offense- friendly warning, second offense- possible loss of camping privileges.

RECREATIONAL VEHICLE SITES

RV REQUIREMENTS – All RV’s must be owner occupied, RVIA approved, clean and well maintained with a 3” sewer hookup. RV septic hose must be supported off of the ground. No RV’s older than 15 years unless approved by management. Sewer connections must be sealed to comply with La Paz County Health regulations. Pickup campers must remain on the pickup and be in good condition and have kitchen & porta potty facility. Evaporative coolers or window air conditioners are limited to a width of 85 inches and exclusive of slide outs. All units must have kitchen & restroom and be fully self-contained.

RV SITES – Most RV sites are 25Ă—60 ft. All sites offer 3O/50 amp electrical service & sewer all on graveled sites. Cable TV is not offered. The use of water pressure regulator is highly recommended, we are on a Well some guest prefer to use filters you can get sand in your system. RV and all belongings must be parked in the appropriate area of your site. You may have a maximum of one (1) RV, two (2) vehicles, one (1) boat/ trailer per site. DO NOT PARK IN OPEN SITES FOR ANY REASON. Please see resort office if additional parking is needed. Use of your RV by anyone other than yourself, must be approved through our office. Sites may not be sublet. Rents and Site Rental Agreements are not transferable and do not accompany the sale of RV’s. We expect your site to be clean and free of any items that are not related to camping. Excess items including storage items must NOT be visible around or under the RV, unless the RV is skirted and the items are out of sight. Appliances may not be stored or used outdoors. Sites that do not comply with policy and/or have regular complaints will be fined, until clean at the discretion of Pirates Den or asked to depart. Sites left in poor condition will be charged a $50.00 cleaning fee to credit card on file. Tents and tarps are prohibited.

UNAUTHORIZED PARKING –Unauthorized vehicles, boats or trailers, not parked on their own campsite or approved area, will be subject to a fine of $50.00 DAILY and/or towing and impound fees at owner’s expense. If your vehicle is found in violation and impairs another guest, there will be a $100.00 DAILY charge to the violator’s site, and or towing and impound fees at owner’s expense.

TRASH – Please use plastic garbage bags with ties to eliminate odors and critters. Trash must be removed from the site and taken to the dumpster provided. We do not provide disposal receptacles for oversized or hazardous items. Littering of any kind, including cigarette butts and pet waste, on the resort premises will not be tolerated and may generate a fine. Due to wind, weather and animals, outdoor trash cans on site are not permitted.

CLOTHESLINES – You may hang your wet bathing suits and towels within your patio area but regular clotheslines are prohibited.

SIGNS – Signs or advertising, including “FOR SALE” signs are limited to 11” x 14” in size and may be placed on RV’s only. No signs permitted on any other personal property.

CABANAS – All cabanas come with the attached site and are private and not transferrable. Please do not deface Cabana’s in any way, do not place nails in structure or anything that could damage structure. Any raised structure on site must have approval for resort office.

IMPROVEMENTS – All plans for improvements or additions to rented sites such as, but not limited to, concrete, semi-permanent awnings, screened rooms detached air conditioners, vegetation etc., must be submitted to management for approval prior to starting the work. Drawings are required to show the dimensions and locations as well as materials, if applicable. All improvements including landscaping and concrete, shall at once become part of Pirate’s Den Resort if the Resort so desires. If not, improvements shall be removed upon departure at the renter’s expense and the site returned to its natural state.

OCCUPANCY – No more than six (6) persons will be registered per site. The rental of a recreational vehicle site is intended for recreational purposes and may not be used for residential or commercial purposes and may not be subleased. No one may sleep outdoors or in vehicles or boats. Any activity that signifies residency, enrolling your children in local schools or year round occupancy will result in the termination of your stay.

MONTHLY GUEST OCCUPANCY – Monthly sites are registered to two persons only. One of these persons must be present during the time frame that the site is being utilized. All guests must register in the office upon arrival. You may be required to park large boats or enclosed trailers off assigned site. Excess items must NOT be stored around or under the RV, unless the RV is skirted and the items are out of sight. Major appliances may not be stored or used outdoors.

VISITORS – If you entertain visitors at the resort, you are responsible for their conduct while on the resort premises and are responsible for any damages incurred by them. You can arrange with our office to issue a pass for expected visitors and appropriate parking. There is a limit of six persons to an RV site at any time. This includes visitors unless they have been registered at the office and any applicable fees paid. Any guest not adhering to this visitor’s policy will lose all visitor privileges and may effect park guest future reservations. Please do not use other camp sites for additional parking at any time.

CHILDREN – Because the Pirate’s Den RV Resort is in such a unique location, our policy regarding children varies as follows: November 1 to March 31 –During this time, the Resort maintains an adult atmosphere. While children are welcome, their use of facilities may be somewhat restricted. April 1 to October 31 – Families and children welcome. Children should have adult supervision. Parents are fully liable and responsible for the acts and conduct of their children at all times.

ON WHEELS

TRAFFIC – The speed limit with the Resort is 10 mph. Motorized vehicles may be used within the Resort as transportation only – no joy riding or cruising. All operators of motorized vehicles must be at least 16 years of age and hold a valid driver’s license. Driver under 18 years of age must provide the office with a copy of their driver’s license. All motor vehicles must be in good running condition.

GOLF CARTS – May be driven on designated streets only and must have head and taillights if operated after dark. Use of gasoline powered golf carts is prohibited after 10 pm. Golf Carts are for transportation purposes only. Proof of liability insurance specifically on the golf cart is required. Site number must be in numbers at least 2” in height and clearly visible on both sides of the golf cart. The “proof of insurance” sticker must be placed on the driver’s side of the cart near the site number.

VEHICLES – Maximum of two vehicles on your site at any time. Vehicles, watercraft & trailers must fit on your space. There is no parking on the street or empty sites. Major repairing of any vehicle, changing of oil, flushing of radiators or cleaning engines or parts may not be done in the Resort. Please keep vehicle noise at a minimum during quiet hours. Unauthorized vehicles, and or vehicles parked in unauthorized areas are subject to additional charges and or towing and impound at the owner’s expense.

TOY MOTORIZED VEHICLES – Including but not limited to motor powered scooters, bikes, skateboards, cycles, go-carts and any other motor powered transportation device not licensed for the road. Gasoline powered Toy Vehicles are prohibited. All operators of electric Toy Motorized Vehicles must hold a valid driver’s license, follow manufacturer’s safety guidelines and adhere to the speed limit. Electric Toy Motorized Vehicles may be ridden after dark if properly factory equipped with head and tail lights.

BOARDS, BIKES, BLADES AND SCOOTERS – No motorized wheeled devices including, but not limited to the above, are permitted during daylight hours. Bicycles may be ridden after dark if properly equipped with a head light and tail reflector. None of these may be used on sidewalks or inside buildings.

OUR FACILITIES

Management reserves the right to control the use of any Resort facility as to hours, purpose and conduct. Management must approve scheduling of events for Resort guests or any group thereof.

RESTROOMS AND SHOWERS. Restrooms are open to guests of the resort. The shower facilities are locked with keys available in the office. We pride ourselves on very clean facilities; please let us know if they require attention.

LAUNDRY – A laundry facility is provided for our guest and is maintained by an outside company. You may report any problems with the front office and they will be relayed to managing company. Keys available in the office.

CLUB HOUSE – Is available for all registered guest. Children must be supervised at all times. Group use is available with a reservation made with the resort office.

WATER BASED FACILITIES

DOCKS – Overnight marina slips are charged a fee and assigned by the resort office. Most of the docks are saved for our restaurant & bar guests. Boats and trailers must register with the resort office. The marina is closed every Feb. for a fishing event. Paid marina guest receive complimentary trailer parking. Slips cannot be reserved in advance. Any boats utilizing dock spaces without registering with the resort office will be locked or impounded and/or extra fees applied to account on a daily basis. We do have a courtesy dock at site #24 open for any guest, please do not leave your boat there if you are not here boating.

LAUNCH RAMP – Hours 7 am to 10 pm. Trailers and watercraft must be registered in the resort office. Free for resort guests.

BOAT MOORAGE – Overnight beaching of boats is available to resort guests only. For water front guests, boats must be tied along the shoreline and not to our beach cabanas. The beach next to the bar may be used for guests in the resort that do not have a waterfront site to overnight beach as long as it does not disrupt beach and is at the discretion of the resort. Do not tie to any structures including cabanas, fencing, vegetation, signs or light poles. The use of carpeting and metal stakes is prohibited on the beach areas.

BOAT TRAFFIC – Be considerate. Failure to comply with the “No Wake” areas will result in the termination of your stay. All state & federal regulations must be observed. Unsafe operation of watercraft will be reported to the proper authorities.

THE ABOVE POLICIES ARE IN PLACE TO ENSURE ALL GUESTS ARE KEPT SAFE AND HAVE A POSITIVE EXPERIENCE DURING THEIR STAY IN OUR RV COMMUNITY. FAILURE TO COMPLY WITH THESE POLICIES MAY RESULT IN YOU BEING ASKED BY MANAGEMENT TO LEAVE THE RESORT WITH NO REFUND INTENDED AND/OR FUTURE RESERVATIONS BEING CANCELLED. IF WE HAVE TO CALL THE SHERIFF OUT FOR ANY REASON FOR YOU, YOU AGREE TO VACATE THE PARK IMMEDIATELY AND WAIVE ANY RIGHTS YOU MAY HAVE. THE MANAGEMENT RESERVED THE RIGHT TO CHANGE OR AMEND RULES & PRICING AT ANYTIME.
