Age requirements: Must be 21 or older to book a room and there must be an adult over 21 at each site.

1. Smoking is not allowed in or around the barn, bathhouse, or other community areas. Smoking is only allowed around individual cabin campfires. Cigarette butts must be disposed of in a proper receptacle and may not be disposed of fire pits or cabin trash cans. Evidence of smoking including cigarette butts or smell of smoke in cabins can result in being fined.

2. Paint Rock Farm was designed and created to offer a place to Relax, Retreat, Reconnect, and Rejuvenate in the naturally soothing environment of nature. We are very family-friendly, and in the spirit of offering a retreat-like experience, we are not a place for partying or heavy drinking. Alcohol is not allowed in common areas.

3. People other than those in the Guest party set forth above may not stay on the property. Occupancy for each site is limited to 4 guests. Guests are not allowed to exceed the occupancy limit of each site with extra guests- setting up extra tents anywhere on premises to accommodate extra guests is not permitted. Any other person on the property is required to get a day pass.

4. Quiet Hours: 9:00PM-8:00AM No amplified music at campsites. If playing music in community spaces, please be mindful of the choices and volume. Have fun around the fires, and please keep the noise low during quiet hours.

5. Paint Rock Farm is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. We are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

6. Keep the property and all furnishings in good order and put back how you found them if you move furniture.

7. Paint Rock Farm is pet friendly! We have three PRF ambassador dogs who roam the property - Nugget, Suki, and Max. They may come and visit you at your site, please do not feed them.

* All visiting dogs must be on lead at all times.

* Each pet owner is responsible for pet waste

* No aggressive pets. If your dog has ever expressed any aggressive behavior towards humans on or off lead, please do not bring them.

* If your dog is showing aggressive behavior towards other dogs, people, or dog ambassadors, PRF reserves the right to ask you to remove your dog from the premises.

* Pets are not allowed to be housed inside of glamping cabins when their owners are not in the cabin, unless in a crate.

* Pets are not allowed to bark during quiet hours (9pm-8am.)

* Pets are not allowed in the kitchen or bathhouse.

8. Making a reservation: The person making and paying for the reservation must be present for the stay. You cannot make a reservation for someone else when you are not physically visiting yourself. If a reservation is made with a gift card- the person using the gift card to make the reservation must be present.

9. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels if going tubing or visiting swimming holes. Please do not remove towels or linens from the units.

10. Check out procedure: Strip bed and place linens with used towels on the floor. Dispose of all garbage or recyclables in receptacles provided.

11. Lost or left behind items: Paint Rock Farm is not responsible for any items that are lost or left behind during your stay. Please check carefully for all personal items when checking out so nothing is left behind. If you need us to mail an item back, there will be a $35.00 charge plus the charge of shipping payable before an item is shipped. We will hold items for up to 30 days if you would like to come back for them, after which they will be donated. We appreciate your understanding.

12. Garbage: Any garbage must be placed in the proper garbage or recycling receptacles provided.

13. Fire pits: All sites come with fire pits. Firewood is available for purchase onsite or in Hot Springs. Please do not move or start new fire pits. Attend to the fire while you have it burning. DO NOT LEAVE FIRES UNATTENDED. When possible, let fires burn down naturally. If necessary, douse fire when it will no longer be attended. Make sure there are zero live coals when checking out.

14. Bathhouse. Please be considerate of other campers by doing the following: Do not track mud into bathhouse. Leave shoes outside on the porch. Do not wash dishes, clothes, etc. in the bathhouse. Please limit shower time if there is heavy demand. Leave a clean environment for those who follow you. Please check the shower drain after showering. DO NOT FLUSH anything other than toilet paper as we are on a septic system. No feminine products should be flushed at anytime.

15. Community kitchen is available first come, first serve. Please leave all aspects of kitchen perfectly clean after use. Please remove any food you brought from the fridge when checking out.

16. In order to create a non-car-centric and natural environment all vehicles will park in a designated parking area. You can drive to the site to load/unload only. If arriving after 9:00 please park and walk in. Please do not drive or park anywhere on the property other than the established roads. There is a 5 MPH speed limit throughout the property, safe slow driving is required, children and pets are at play throughout the property.

17. Safety: You are responsible for your own safety when you are anywhere on Paint Rock Farm. Do not cross any fences that designate neighbor’s property lines. Mountain biking, hiking, or any other activity on Paint Rock Farm, the French Broad River or the adjoining national forest are at your own risk. We do not provide any private access to the French Broad River. Be aware that you are staying on a 160-acre nature preserve with all the wildlife typically found in the national forests of Western North Carolina and treat wildlife with respect. If you hike to the top of the national forest, there are several hundred foot or more cliffs. Do not approach the edges!

18. No firearms or hunting of any type are permitted on Paint Rock Farm.

19. Use of common areas: No smoking or alcohol use in any common areas including the barn, trails, community fire pit, trail system, bathhouse, etc.

20. The barn is available for any guests to use for the following purposes: Eating, games, movies, lounging, yoga, etc. Please respect that it is a community amenity and be mindful of others. Please keep it clean and free of personal items when you are not there.

21. Emergency: CALL 911. The address is 1295 Paint Rock Road Hot Springs, NC 28743. After 911 contact, if possible, contact PRF Management.

Paint Rock Farm is a family-oriented retreat space. We want everyone to have fun, enjoy the grounds, and have a relaxing stay. Please respect other guests and the beautiful land. Please abide by all posted regulation signage throughout the property. Respect other guests by not walking through their sites and keeping your possessions on your own site. Parents or guardians must always supervise their children and inform all members of your party of the rules, regulations, and policies.
