    Cancellations made 5 days prior to arrival date will receive a full refund minus the reservation fee of $7.00 and cancellation fee of $3.50.

    Cancellations made within less than 5 days of arrival date will be charged the first night payment plus the cancellation fee.

    Rules & regulations

    1. All fees are due in advance. You are responsible for the conduct of anyone visiting you during your stay.
    2. Check in time: any time after 12:00 pm. Check out time: no later than 11:00 am.
    3. Occupy only the space assigned to you and your RV or Tiny Home.
    4. There is no prorating of fees.
    5. A maximum of 2 vehicles (including RV) is allowed for each space. Motorcycles or Scooters are not considered vehicles. All vehicles must have   a current license. Please park only on the portion of your site.
    6. Pets are welcome. All pets must be kept on a hand held leash at all times when outside your RV or tiny home. This is a State Law. Pet feces must be picked up immediately and disposed of properly. Do not leave pets unattended. No excessive barking. Breed restrictions apply. Maximum of 2 pets per leased tiny home or rv space.
    7. QUIET HOURS: 10:00 PM – 7:00 AM. Please be considerate of others.
    8. SPEED LIMIT: 15 MPH throughout the community.
    9. Campfires are permitted in above ground container pits only. Fireworks are not permitted.
    10. Washing of vehicles is prohibited.
    11. Sleeping in vehicle is prohibited. Tent camping is prohibited.
    12. Inflatable pools, hot tubs or any other container holding water larger than a bucket of water is not permitted.
    13. Campsites must be kept clean and tidy at all times. Messy campsites will be subject to a fine.
    14. No soliciting, peddling, loitering, trespassing or trading allowed in the park. Sale of drugs and alcohol is not permitted on the premises. Cigarette butts must be disposed of properly.
    15. No smoking in any tiny home, park building, common area or facilities. Please be considerate of others when smoking outside and smoke 50 ft away from others.
    16. Help maintain a clean and tidy community, by not littering. Please dispose of trash in the proper manner.
    17. Do not put food outside for wild animals.
    18. Parents/Guardians are responsible for the supervision and conduct of their children or minor(s) at all times.
    19. Please respect guest’s privacy by not walking through occupied sites.
    20. Do not move the common area’s furniture. Contact the office if you would like to request furniture to be moved.
    21. Close awnings and put chairs away when RV is unattended. Strong winds can cause damage.
    22. Every space will be checked periodically by management, for compliance with these rules.
    23. No person shall disturb the peace, make unreasonable noise, use profane language, engage in violent behavior or discharge a firearm or other weapons.
    24. Any guest that willfully or negligently destroys Los Pines personal or community property or equipment will be held liable for the value to repair or replace. Guest will not be permitted to stay in the park again.
