We view a reservation as a “two-way” agreement. We agree to hold the space which you have reserved, turning away all further requests, in return for a deposit fee. Deposit fees are non-refundable. In the event of a cancellation, the total balance of the reservation (minus the deposit fee) will be refunded. We do not refund for early departures, late arrivals, inclement weather, power outages or acts of nature.

Rules & regulations

Campers are required to be at least 21 years of age to make a reservation.

CRIMINAL BACKGROUND CHECK AUTHORIZATION

If you have a criminal background or are required to report to any court or police department, please choose a different park. You will be required to authorize Lakeland RV Ranch, LLC to perform a background and/or criminal check.

CHILDREN AND PETS

  • You will find our campground to be very family and pet friendly.

  • However, all children and pets must be in the direct supervision of an adult at all times.

  • We do not permit staking out or fenced areas for pets.

  • Any messes or disturbances must be cleaned up and the area returned to previous condition immediately.

UNIT REQUIREMENTS

  • Units older than 10 years of age will require submission of pictures (all four sides) for review and approval park staff.

  • Park Staff will perform an inspection periodically.

The following items may result in camping not being permitted or a “request to repair or vacate": damage to the exterior of the unit, broken windows, leaks, missing panels, dents, rust holes, mold, mildew, exposed wiring, missing components, offensive/unsightly graphics, tires that are not inflated completely and/or flat, makeshift repairs using tape, tarps and/or other materials not factory installed, unable to be relocated on own power or tow vehicle not available at all times, units that are not self-contained. All trailer tongues or hitches must be in working order and unlocked, 30/50 amp electrical plug from the RV must be in safe working condition, connections free of calcium build-up or corrosion and also be UL certified. Warped or melted plugs or protective sheath damage will not be accepted, sewage lines must have proper flanges and connections with no leakage, sewer hose must be inserted into the drain with a plastic elbow or rubber donut only, waste tank emptying valve handles are to remain closed & only opened to be emptied. Window AC, fans, tarps and electrical cords running out of windows and tarps are not permitted at any time. The camping unit must be positioned straight on the site and connections on the same side of the ranch’s utility connections.

CREDIT CARD ON FILE

User will provide campground with information for a valid credit card to keep on file. The credit card information will be used by campground if campground must charge User for cleaning or repairing the RV Site, as outlined in Paragraph 11, below. If campground uses the credit card information for the reasons described above, campground will provide User a statement of account listing the charges at the address noted above.

THIS CAMPING AGREEMENT DOES NOT CREATE A LANDLORD/TENANT RELATIONSHIP.

ACCORDING TO TEXAS PENAL CODE SECTION 30.05, a person commits an offense if the person enters or remains on or in property of another, including a recreational vehicle park, without effective consent and the person had notice that the entry was forbidden, or received notice to depart but failed to do so. That is, any guest who receives notice to leave and refuses to do so may be subject to criminal prosecution. If we ask you to leave, you must vacate Campground’s property. We will prosecute any violations under the “CRIMINAL TRESPASS LAW.”

THEFT OF SERVICE AND CRIMINAL TRESPASS

ACCORDING TO TEXAS PENAL CODE SECTION 31.04, a person commits theft of service if, with intent to avoid payment for service that the actor knows is provided only for compensation, the actor intentionally or knowingly secures the performance of the service by agreeing to provide compensation and, after the service is rendered, fails to make full payment after receiving notice demanding payment. “Intent to avoid payment” is presumed if the actor absconded without paying for the service or expressly refused to pay for the service in circumstances where payment is ordinarily made immediately upon rendering of the service, as in recreational vehicle parks. That is, any guest who leaves without paying for site services or who refuses to pay for site services when due may be subject to criminal prosecution. We will prosecute any violations under the “THEFT OF SERVICE LAW.”
