In the case of multiple sites booked, cancellation penalties apply to each site that is canceled or changed.

Rental accommodations (Wagons)

Cancellations outside of 72 hours (3 Days) prior to your arrival date will result in a $35 cancellation fee for daily and weekly reservations. Cancellations within 72 hours (3 Days) or less of your arrival date will result in a fee equal to a 1-night stay, based on the rates at the time of cancellation.

Daily and Weekly Reservations

Cancellations 72 hours (3 Days) prior to your arrival will be charged a $35 cancellation fee. Cancellations within 72 hours (3 Days) or less of your arrival date will result in a fee equal to a 1-night stay, based on the type of site reserved.

No refunds will be issued for early check-out.

1. Do not move your unit to an unassigned site without management approval. Your site is guaranteed only if your days are paid for.
2. Quiet time starts at 10:00 pm and ends at 8:00 am. Visitors of resort guests must leave by 10:00 pm.
3. Two vehicles per site and no vehicles are allowed to be parked on the grass. Ask for assistance when additional parking is needed. Storage areas are available for all boat trailers, trailers, etc. Vehicles are not permitted to be parked on any street in the park.
4. Parents are held liable for all behavior and actions of their children. They must be supervised at all times in all areas of the park, including the pool. No bike riding after dark. Children under the age of 18 are not permitted in activities buildings, pickleball courts, or pool area without adult supervision. 
5. Window A/C units are not permitted on any RV in the Resort.
6. Please do not walk through, or between sites or allow your pet to do their business on another person’s site.
7. We are an Active, Adult Community. Children may visit parents or grandparents at the resort for a period no longer than 7 consecutive days and must be registered as a visitor to the resident’s site with the office.
8. All visitors must register with the office if staying overnight with a resident or camping guest.
9. No skateboarding, hoverboards, or rollerblading is allowed. ATVs are also prohibited.
10. Nothing is allowed to be tied or hung from a tree or post. Clotheslines are not allowed.
11. Any improvements, changes, additions to your site must have prior written approval. Any permits are the guest's responsibility. No storage around/under your RV.
12. No EZ-Ups, screen rooms, tents. Gazebo with prior approval.
13. We do not have trash pickup. Dumpsters are available in designated areas for your convenience. Do not leave your trash out overnight.
14. Florida State Law requires all sewer connections to be secured with sewer rings.
15. You must receive written approval from the office before an RV or car repair is permitted on site. Washing your vehicle is allowed only when you purchase a pass from the office. You do not have to purchase a pass if you remove bugs from the front of your vehicle upon arrival.
16. No trees or bushes are allowed to be cut or trimmed. Request help from the office, if needed.
17. Alcoholic beverages are permitted in designated areas or at your site.
18. No one under the age of 16 is allowed to drive any motorized vehicle, including golf carts, without an adult licensed driver.
19. Home-made School buses and RV’s are not allowed unless inspected and approved by the office. The staff has the authority to refuse any rig that does not meet resort standards. We do not allow pop-ups, tents, vans or van conversions.
20. You must present yourself with respectful behavior at all times. Management has the authority to refuse any person's entry, and/or have them and their belongings removed from the park.
21. We are a “Pet Friendly” Resort, with the exception of aggressive breeds/behavior. Pets may not be tied out or left unattended at any time. No excessive barking. All pets are required to be on a leash when outside of your RV.
22. No pets in buildings or in Covered Wagons for any reason.
23. No pet fences or pens unless specifically approved by management.
24. Discharge of firearms is strictly prohibited and no fireworks of any kind are allowed in the park.
25. Furniture outside your unit is limited to clean, outdoor patio furniture and chairs. Potted plants or trees are allowed, but limited to five per site.
26. Residents staying for 4 months or longer are allowed to have a shed on their site. To be consistent, the brand must be Lifetime and 8′ x 10′ in size, and sheds must be on a wooden platform and will need written placement pre-approval.
27. Raised, covered/screened fire pits are allowed at your site. It is requested, however, that debris/coals are disposed of responsibly and not dumped on site.
28. No solicitation. No sales or display of goods permitted at individual sites.
29. No glass bottles or containers are allowed in the pool area. (No Exceptions)
30. No pets are allowed in the pool under any circumstances.
31. The Park Speed Limit is 10 MPH.
32. The Pool is open from 9 am to 10 pm daily. The hours of 6 pm to 10 pm are reserved for adult only swim.
