Come stay with us in the "Heart of the Rockies". We are located in the historic area of Cleora. The settlement started as a stagecoach stop on the Barlow Sanderson Stagecoach line. The town had its start when the Atchison, Topeka and Santa Fe railroad laid out Cleora, which was located at the stockyard, just across the river. When the Denver and Rio Grande railroad won the Royal Gorge war, and the rights to lay the railroad, the town of Cleora was bypassed and the town of South Arkansas was born. South Arkansas was then renamed Salida, and Cleora vanished, with its residents moving buildings, on rollers, to Salida.

Refund Policy
DAILY / WEEKLY / MONTHLY RESERVATIONS:
All reservations are paid in full at time of booking. Should a reservation need to be cancelled after
payment is received, guests may pick one of the two following options:
Option One: We will credit the guest the total payment amount towards a new reservation if made
within one year of the time of initial cancellation. Cancellations 48 hours or less from arrival date will
not be given this option.
Option Two: Pay the applicable cancellation fee (amount depends on how close to time of arrival
the cancellation is received) with the remainder of the payment being refunded to the same card used
to make the initial purchase.
- Cancellations received from date of initial booking up to 7 days prior to date of arrival: Guest will
forfeit one (1) night's stay (calculated at the daily rate for the site originally booked).
- Cancellations received between 7 days of arrival and 48 hours of arrival: Guest will forfeit 50% of
the total payment made at time of booking.
- Cancellations received within 48 hours of arrival will incur the loss of the total amount paid at time
of booking.
Rules & regulations
PARK RULES
RV rates are based on an occupancy of 4 people over the age of 2 and 1 dog - extra people & dogs are $5 per night.
Check out is 11am - Check in begins at 1pm. For consideration to our other guests, please arrive before dark.
Quiet time in the park is 10:00pm-7:00am. Please be courteous to other guests so all can enjoy their stay with us.
There are no refunds for early departure.
Only one RV and one vehicle can be parked at RV site, extra vehicles are required to park in overflow parking, at a rate of $10 per night.
All sites have sewer dumps - there can be no flushing of gray or black water tanks.
Please place mats on dirt or gravel, not on top of grass as it is hard to grow in the park.
A towing vehicle and extra trailer will be considered as 2 extra vehicles.
Overflow parking assignments will be at the discretion of RV park management. Overflow parking is very limited at Four Seasons RV Park. Extra vehicles not declared at the time your reservation is made may not have an available parking space.
Our Community Room offers a Laundromat as well as Men and Women restrooms and showers.
Guest WiFi is complimentary.
Please store rafts, kayaks, inner tubes or any flotation devices under your RV.
FIRE SAFETY
WOOD FIRES AND CHARCOAL GRILLS ARE NOT ALLOWED IN THE PARK - GAS FIRE PITS AND GRILLS ARE WELCOME.
CHILDREN
Well behaved and supervised children are welcome at the park! For your children's safety, they must be accompanied by an adult at all times. The Arkansas River can run VERY fast at times and can be dangerous.
PET POLICY (ON BACK)
Pets are allowed at your RV site but not allowed in the cottages.
Dogs must be leashed (6' max) or fenced at your site at all times when outside of your RV.
PLEASE ensure ALL messes are immediately picked up and properly disposed.
Pets may not roam unattended and if left alone at your RV site they must be kenneled, not leashed.
One dog is included in all RV site rates - each additional dog is $5 per night, $20 per week, and $75 per month.
Owners of any pet that is aggressive to any guest, personnel, or another pet will be asked to leave the park immediately and will forfeit their remaining nights of stay.
VISITORS TO THE PARK
Your visitors to the park will need to be registered before their arrival. Your visitors must be aware of and follow all park reminders while on the property. You will be given a visitors pass that must be displayed in your guests vehicle. Day visitors and dogs are $5 each (and must follow all pet regulations) and a vehicle day pass is $10. Visitors vehicles must be parked on the upper level.
CONDUCT
The safety, security, and peaceful enjoyment of our RV Park by all guests and staff is of the utmost importance to the Four Seasons. Guests agree that ANY form of disorderly conduct, disturbing the peace, harassment, violence, and/or domestic disturbance, towards either staff, other guests, or between individuals staying at the site, as determined by Management, will result in the guest(s) immediately vacating their site and the RV Park. Four Seasons has the right to retain all site charges and fees as liquidated damages for the guest’s breach.
Guests are responsible for any damages to RV Park property and accepts additional charges being made to the credit card on file at the discretion of Management.
EXTENDED STAY RESERVATIONS:
Select sites are available during winter months for extended stays beyond one month at reduced rates and require a signed agreement between guest and park management. First month's rent, last month's rent, and a utility deposit are all due at the time the extended stay reservation is made. No refunds or transfers are allowed for extend stay reservations.
WINTER STORAGE:
Some sites are available during winter months for month-to-month storage of RVs, trailers, boats, etc. First and last month's rent is required at time of initial booking with recurring payments made at the 1st of the month for the duration of the stay. Last month's rent will be refunded if notice to vacate is provided no later than the 1st of the month prior to the month of departure.
