Cancellations made 30 days or MORE before check-in date will incur a $30 processing fee per night, per room. If you need to cancel LESS than 30 days before check-in, but still ahead of that date, we reserve the right to hold you responsible for 50% of your unused reservation. Do let us know as soon as possible... if we can fully or partially rebook the room, we reduce this charge proportionately (to a minimum of a $30 processing fee). We cannot be responsible for weather conditions and other family emergencies that may arise. We dislike charging anyone for the time they are not here – that's not our goal, and maintaining goodwill is important to us as a business. But this is our livelihood, and a late cancellation on a room that has been off the availability chart for a prolonged period of time can often result in the inability to rebook the room. We feel that 50% is a fair burden to both parties for a room left empty. No shows and cancellations within 2 weeks do not allow us any possibility of rebooking the room and have already obligated us to preparation and planning, and thus incur full reservation cost. Holidays and special events have a special deposit and/or cancellation requirements. Special conditions apply during high-demand periods and special events. Reservations during Holidays or Special Events are non-refundable.
