DELUXE LOG CABINS
This unit can sleep a total of 6 people. Included in the reservation are 2 adults and up to 4 children under the age of 18. If your headcount permits, 2 additional adults can be added for a fee. Total occupancy may not exceed 6. Appliances include a refrigerator, microwave, 4-burner electric range/oven, and coffee maker. Basic dishes, pots, pans, and utensils are also provided. The outdoor space contains a covered deck with seating, a charcoal grill, Adirondack chairs, a fire pit, and parking for 1 vehicle. Linens are not provided.

RUSTIC CABIN RENTAL
This unit can sleep a total of 4 people. Included in the reservation are 2 adults and up to 2 children under the age of 18. The unit contains a full-sized bed, a small carpeted sleeping loft, and a kitchenette with a dining area. Appliances include a mini-refrigerator, microwave, and multi-cooker/coffee maker. Basic dishes, pots, pans, and utensils are also provided. The outdoor space contains a private outdoor shower, a covered deck, a charcoal grill, Adirondack chairs, a fire pit, and parking for 1 vehicle. Linens are not provided.

CALDWELL CABIN
This unit can sleep a total of 6 people. Included in the reservation are 2 adults and up to 4 children under the age of 18. If your headcount permits, 2 additional adults can be added for a fee. Total occupancy may not exceed 6. The unit contains 1 bedroom with a queen bed, a full bathroom, a living room with a set of bunk beds and a jackknife couch, and a full kitchen with a dining area. Appliances include a refrigerator, microwave, oven/range, and coffee maker. Basic dishes, pots, pans, and utensils are also provided. The outdoor space contains a deck with seating, a charcoal grill, Adirondack chairs, a fire pit, and parking for 1 vehicle. Linens not provided.

Policies
Cancellation policies at Cozy Hills differ by the length of stay. Short stays are much easier to rebook so we can be more generous. Longer stay cancellations are very challenging to rebook on short notice so we can’t be as accommodating.
If the stay is for 7 nights or less:
Canceled with 7 days or less notice of check-in date – no refunds or credits
8-14 days’ notice of check-in date – they receive a credit (minus a $20 rebooking fee) to be used in the same camping season
15 or more days’ notice – their choice of a full credit or refund* minus $25 or 5% cancellation fee, whichever is greater.
If the length of stay is between 8-21 nights:
If they cancel with 14 days or less notice of check-in date – no refunds or credits
15-21 days’ notice of check-in date – they receive a credit (minus a $20 rebooking fee) to be used in the same camping season
22 or more days’ notice – their choice of a full credit or refund* minus $25 or 5% cancellation fee, whichever is greater.
If the length of stay is greater than 22 nights:
If they cancel with 30 days or less notice of check-in date – no refunds or credits
31-45 days’ notice of check-in date – they receive a credit (minus a $20 rebooking fee) to be used in the same camping season
46 or more days’ notice – their choice of a full credit or refund* minus 5% cancellation fee
No Fireworks or Weapons are Permitted at Cozy Hills.
QUIET HOURS are 10:30 p.m. to 7:30 a.m. Turn off all radios, lower voices, don’t move vehicles, etc. If you anticipate the need to leave/return to camp during those hours, contact the office.
SMOKING – is only permitted in marked designated areas and your site.
ONE CAMPING UNIT PER SITE – a second tent is allowed for $10 per night..
CHECK IN/OUT – Check in is between 2-8 p.m., Check out is by 11 a.m. When possible, we will accommodate special check in/out times for a fee. RVs/Campers MUST check in prior to nightfall, which changes with the time of year.
NUMBER OF PEOPLE PER SITE – Campsites allow a maximum of 7 people per campsite, With no more than 4 adults. More than 2 adults will result in an additional fee of $16 per adult, per night. Adults are defined as people 18 years of age and older. Anyone under 21 years of age must be accompanied by their parent. If checking into a site and staff believes you to be under 25 years of age, IDs will be required.
GUESTS –You may have guests visit Cozy Hills. There is a $8 fee for day guests (must leave by 10 p.m.) and $16 fee for overnight guests (must depart by 10 a.m.). You may not have more than 5 guests per site without making special arrangements with the office. No visitors may register after 9 p.m. Guests may not bring pets. Your overnight guests may not bring your total onsite to greater than 6.
2 CARS PER SITE – Additional cars must park in an overflow lot. Several rental units only accommodate 1 car.
SPEED LIMIT is 5 MPH.
PETS – 2 FRIENDLY pets are included with your stay. Pets MUST be on leash at all times and have a valid rabies vaccine. Please do not leave your pet unattended. Dogs whose barking is not controlled will be asked to leave the campground. You must clean up after your pet.
CAMPFIRES – Due to invasive beetles, you must purchase your firewood from us, or bring bundled, kiln dried firewood. Fires must be contained in the fire pit and not left unattended. You may not cut standing trees. No garbage can be burned in fire pit.
BIKES – All riders under the age of 16 must wear helmets. Bicycle speed must be safe. No bikes after dark.
MOTORIZED VEHICLES OR TOYS – No quads, motorized scooters, motorized riding toys or 2 cycle golf carts.
GARBAGE – We will pick up trash left by road several times a day on the weekends.
MINORS must be on their campsites under direct supervision by 10 p.m.
PLAYGROUNDS close at dusk, no climbing on roof of play structure.
ALCOHOL/DRUGS – No kegs. No drug use or drunken behavior will be tolerated. Use Koozies for alcohol cans or bottles. Regardless of legal status of CT, marijuana is not welcome at Cozy Hills.
BOATS – Kayaks, Canoes and rowboats are allowed on our lake, rentals available on an honor system by large pond. Life vests must be worn. No motorized boats. Boats stored on a site count as one of your parking spots.
CLOTHESLINES – Temporary clotheslines are permitted, must be taken down when not in use.
POOL RULES – No glass, unattended minors under 16, running or diving. No lifeguard on duty.
NO OUTDOOR REFRIGERATORS OR FREEZERS that aren’t part of the camping unit.
Other Notes:
Reservations are considered cancelled if not occupied by 8 a.m. the next day
No refunds for voluntary departures or removal of campers for rule violations
No solicitation
Management reserves the right to remove any persons from the campground at their sole discretion
The registered camper must communicate these rules to all members of the camping party and guests
