We know that plans can go astray. However, we rely on advance reservations and cancellations cannot always be filled. So, to be fair to all concerned, our policy is as follows:

RV Sites: For stays 7 days (1 weeks) or more: Cancellations made greater than 7 days prior to arrival date get a reservation refund minus a $25 cancellation fee. Cancellations greater than 72 hours, but less than 7 days prior to arrival date, are charged 50% of the reservation total. If cancellation made less than 72 hours, no refund. 

For stays less than 7 days: Cancellations greater than 72 hours of arrival date get a full refund minus a $25 fee. For cancellations under 72 hours prior to arrival date are charged either a 1 night stay or 50% of the reservation total, whichever is greater.

Cabins: Cancellations greater than 14 days prior to arrival get a full refund minus a $25 fee. 50% refund for cancellations made at least 7 days before check-in. No refunds for cancellations made within 7 days of check in.

Campers who don’t provide notice of cancellation and don’t show up for their site will have their reservation cancelled without a refund. 

We do not offer refunds for inclement weather.

Cancellation request must be received by 2pm CST.

Rules & regulations

Please know (before you book) that all of our RV sites are full hook-up, with water, electric, and sewer. RVs must be fully self-contained with working bathroom/shower facilities. We have 4 cabins on site (3 of which have no plumbing). Therefore, our bathhouse facilities are for cabin guest use only. 

Thank you for being out guest. We hope you enjoy your stay. To help insure your safety and your enjoyment while in our park, and the same to our other guests, we’ve established the following general campground guidelines.

Those who choose not to observe these guidelines may be asked to leave our park without any form of refund.

Liability: The use of Campers RV Park facilities is at the user’s own risk. Campers RV Park assumes no responsibility or liability for the safety and security of campground guests/visitors. Campers RV Park is not responsible for loss or damage to Guests’ property due to theft, vandalism, fire, any casualty, or act of God. Registered guests and all other users of this property expressly assume all risk of such loss or damage and must carry their own insurance for their vehicles. We are not responsible for items left on site or in a cabin. 

Children: Children under 12 years old must be accompanied by an adult in the laundry room, the bathrooms, the hammock hut, the game pavilion, and at the playground. 

Pets: There is a 2 pet limit. Breed restrictions apply and pet fees for pet-friendly cabin.

Pets are not permitted in the public buildings: office, bathhouse, laundry, etc. All pets must be registered with the office and current vaccinations and rabies records available upon request. Pets must be kept on a leash and are not to be left unattended at your campsite. Pet owner shall pick up and properly dispose of pet’s waste. If our staff observes you not cleaning up after your pet, you will be fined a minimum $50. If you observe another guest not cleaning up after their pet, catch it on your mobile device and you will receive half of the fine - $25. Barking or aggressive pets will not be tolerated if this becomes an issue. Violation of the pet policy will result in termination of Rental Agreement and no refund of any payments will be issued. Dog pens are prohibited in the park. 

Vehicles: Maximum of two vehicles are allowed per site and per cabin as space allows, and must be registered with the office. No semi-trucks, motorcycles, dirt bikes, ATVs, or UTVs. Speed limit: 5mph  

Campground Connections:

a. Electric: We do not allow ‘pig tail’ or ‘dog bone’ adapters from 50 amp to a 30 amp. You must plug in to appropriate receptacle that matches the hard wiring of your RV.

b. Sewer: Ground disposal of any drain water (gray or black) is prohibited by State Law. Wastewater from RVs (including sink water) must be disposed of into sewer drains. RVs are required to use 4-in-1 adapter with elbow to attached sewer hose to campground receptacle. Do not put grease down the sewer. Toilet paper only. No PVC pipe sewer connections allowed. Only RV-type sewer hoses.

Smoking/Vaping: Smoking and vaping is not allowed in any cabins or public buildings.  

Drug and Alcohol use: Drug-related criminal activity engaged in, on the premises by Guest or visitor of Guest, is grounds for immediate removal from park by law enforcement.  

a. No public intoxication. 

b. No open containers in public areas. Alcohol consumption should be limited to campsites. 

Fireworks and Firearms: Including BB, Airsoft, and pellet guns, are prohibited on park property.

Campfires: Because you can endanger those around you, this is one of the most important camping rules. Campfires in designated fire pits only. Be sure to put out your campfire before bed, before heading out for the day, or when you leave the campsite/cabin at the end of your stay. The general rule of thumb is to make sure the coals or ashes are cold. All fire pits on camp sites must have an ash screen. No exceptions. And no fire pits or grills on picnic tables.

Conduct: The following are grounds for early termination and removal from the property: 

a. Loud noise, whether mechanical (including vehicles or generators), musical or vocal, use of foul or indecent language, causing damage to property of the campground or another person, drunken disorderly conduct, failing to follow the rules, failing to follow the directions of the park staff, threatening or abusive behavior, or any other conduct management deems undesirable, objectionable, creates a disturbance, or causes a nuisance.  

b. Management reserves the right to control and prevent access to the campground of any such person(s) and may eject, without prior notice. 

c. Keep noise levels down to a minimum during quiet hours (between 9:00PM to 9:00AM.) 

Standard of Appearance: 

a. Campsite shall remain neat and orderly at all times. No clotheslines, tarps, or tents/canopies of any kind. Screen rooms only allowed if is designed for and attached to RV awning.

b. Site must remain free from trash, debris and unused items. Place all bagged, household garbage in dumpster. (see map for location)

c. Do not cut trees or branches, add or remove any landscaping, etc.

d. Only lawn furniture outside; no indoor appliances permitted outside (i.e., fridge, freezer, microwave, etc.)

e. No typical household appliances are allowed to be attached to or stored outside of your RV. (i.e., freezer, refrigerator, air conditioner, etc.)

f. No rugs/mats on grass. No fences or pens of any kind allowed on site.

g. No stakes/poles in the ground or digging holes to prevent damage to underground utilities.

h. Vehicle/camper washing requires $20 permit from office for water useage.

Attorney’s Fees: In any action or legal proceeding to enforce any part of this agreement, Management shall recover reasonable attorney's fees and costs. 

Reservation of rights: Campers RV Park is private property. It reserves the right to amend these rules. At its discretion, Management reserves the right to refuse entry in the campground to any person and to remove any guest(s) in violation of our rules without a refund. Management also reserves the right to refuse to accommodate current and returning guests that have violated our rules and regulations and/or have vacated the campground without paying all fees. 

Authorized employee(s) or repairman may enter the cabin during business hours for any purpose connected with repair, care, or maintenance of the cabin with prior notice. No appliances or heat/air systems are guaranteed, and there will be no refund for failures. We try to keep them in as good working order as possible, and any failures will be fixed as quickly as possible after being reported. No refunds will be made for electrical outages or other acts of God. Any mechanical, electrical, or other malfunction will be repaired as soon as possible within working hours. We do not give refunds due to insects, wildlife, etc.
