House rules for a happy stay

For a regular stay, the 1st night is non-refundable. You will pay the remaining balance in the office after you are settled in your site.

If you provide a 7 day notice of cancellation prior to 1 PM, we will hold the deposit for 1 year, from the date of cancellation, to use as a one-time credit towards a future stay.

Your deposit is lost if canceled after 1 PM within 7 days of scheduled arrival.

Reservations made within 7 days pay in full.

Refunds will only be made with a 7 day notice.

3-night Holiday Reservations 2023

We require a 3-night minimum and a 3-night deposit for reservations that overlap Friday, Saturday or Sunday on the following holiday weekends.

Memorial Day Weekend: 5/26 – 5/28

4th of July Weekend: 6/30 – 7/2

Labor Day Weekend: 9/1 – 9/3

3-night Holiday Weekend Cancellation

If you provide a 1 week notice of cancellation by 1:00 PM before arrival, you can get a refund for two nights. You will lose the first night’s non-refundable deposit.

Cancellation within 7 days of arrival forfeits the 3 night deposit.

No shows will be charged for up to three nights. No refunds for early departures or inclement weather. We do not upcharge for good weather, and we do not refund for poor weather.

We can only guarantee the nights for which you have reserved and paid for.

Can you block a site for me?

No, we don’t block sites but we can leave the computer window open for a few minutes while you make any calls to confirm your dates. When you make a reservation, please have the dates firmly decided as we do not offer refunds on your first night deposit.

If you are booking more than one site for a group, we will take the first reservation and block the additional sites for 24 hours and wait for the remaining parties to directly book their site with us.

Can I get a refund?

1 night deposits are non-refundable. However we do offer a credit if you cancel before 1:00 PM, 7 days before your scheduled arrival. So if you are expected to arrive on a Friday, please cancel by 1:00 PM the previous Friday and we will hold your deposit for 1 year to use as a credit for your next stay with us.

Can I contest this with a chargeback?

It’s not advised, our policies are very clear and we have them posted in many areas to be sure there are no surprises before and after you’re charged for the reservation both over the phone and booking online. You or your bank will be billed for any fees your bank has processed if we win the case. And you will lose your credit for the next visit.

Park Rules

Know Your Rights

– Drivers, watch for kids & pets. Watch your speed.

7 MPH pretty please!

– NO CLIMBING, sitting, sliding, jumping, flipping ON or Off RETAINING WALLS and rocks.

– Kids under 16 must be with an adult at all times within the park and facilities.

– No wheeled: bikes, skateboards, scooters, skates, hover boards, etc.

– Keep gravel, rocks, plants & flowers how you found them.

– All garbage is bagged and disposed of in our tightly sealed containers. We do have wildlife visit on occasion.

– Hanging beach towels and suits are ok. No clotheslines for laundry.

– No car, truck or RV washing.

– No fireworks (except honeymooners).

– No excessive noise beyond your site.

– Quiet time & exterior lights out 10 PM to 8 AM.

– Quiet in the restrooms 9 PM to 8 AM, people live directly over the restrooms.

– All RV’s need a sewer gasket or tight fit connection.

– No smoking within 30 feet of office.

– 1 Site= 1 RV, 1 Car, 2 Adults, $3/additional adult. One (1) 110, 30 or 50 AMP outlet. See office for more power.

– Leave site cleaner than you found it. Don’t dump food/scraps/drippings.

– Guests must have a parking pass.

– No outdoor heaters, swamp or AC coolers. Fans are ok, but please turn off when not in use.

FIRE PIT & BBQ

– Keep fire inside pit or BBQ, off the wood deck and grass, 3 feet away from under awnings & limbs.

– No firewood from outside the county.

– Never leave fire unattended.

– Extinguish completely with water.

– Cover extinguished ashes with mesh lid, not over the fire as it will melt the mesh lid.

– Do not dump ashes on site or in woods. We will collect the ashes.

PET POLICIES

– You are the Super-Dooper-Pooper-Picker-Upper. Immediately Bag & tie deposits before placing in the trash bins. EVERYWHERE: In campground, woods & neighboring area. $5 pile doubles with each poop left on the ground. Poop bags sold at the office.

– No aggressive or uncontrollable pets. Any reasonable threat of aggression & you will be asked to leave without refund. Dog bites will be immediately reported.

– Pets must be leashed & attached to a human at ALL times. Retractable leashes are ok, however they must be under your control, not “hitched” with free roam.

– Pet pens are allowed, do NOT leave Unattended.

– Keep pet out of other guests campsites.

– Barking will not disturb neighbors.

– Check everyone for ticks Spring to late Fall.

– Don’t serve tap water, it has made some sick.
