Biloxi Bay RV Resort & Marina

Cancellations made at least 14 days in advance will be refunded in the form in which it was paid, less a $25 cancellation fee.

Cancellations less than 14 days prior to the arrival date, but more than 3 days prior to arrival date; your amount paid will be applied to your credit account and will be applied to a future reservation. The credit balance must be used within one year of your canceled reservation. 

All cancellations made less than 3 days prior to 2 PM on the arrival date are not eligible for refund. (If your check in date is April 10th, you must cancel your reservation before 2 PM on April 7th to receive a credit to be applied to future stay) 

Refund Policy: Refunds are prohibited for weather conditions, voluntary departure, acts of nature, or evictions. Any refund processed will be refunded in the same form that it was originally paid or a reservation credit can be issued towards a future stay to be used within 1 year from the date the reservation credit was issued. All refunds processed via credit/debit card, will be processed back to the original credit/debit card used with no exceptions.

No Show Policy: Any guests that have not arrived by 24 hours after their check in time, and have not made prior arrangements with resort staff, will be considered a no-show reservation and forfeit their deposit and shall be responsible for any balance owed for the site.

Check-In Time: No earlier than 12:00 pm - 2:00 p.m. for RV Sites. Balance is due 24 hours prior to check in time. Personal checks are not accepted at check-in. Early check in fee of $25 may be charged for guests who arrive before check-in time.

Check-Out Time: Before 11:00 a.m. for all Sites. There is a $25.00 late check out fee if you are not out of your site by 11:30 AM. There is an additional $50.00 fee if you are not departed by 2:00PM. Please make sure you depart by 11 AM. You may contact staff for late check out options. 

We offer a late check-out options for guests who wish to stay and use the amenities. The late check out is not an option if your site is reserved the same day. Late Check out time is 4:00 p.m.

Occupancy: The rate includes 4 adults and 4 kids. Additional adult guests (over the age of 17) will be charged. All sites are limited to 8 guests total, no exceptions.

Guests/Visitors: Campers are responsible for their guests/visitors. All guests must register at the office and pay the guest/visitor fee, which is $30 per person per day. Campers are responsible for any damages caused by or caused to any of the guests/visitors.

Minimum Stay: All holiday weekends require a 3 night minimum stay or more. All other weekend reservations require a 2 night minimum. 1 night stays are permitted Monday - Thursday or by special exception.

Sewer Hook-Up: All sewer hoses must be undamaged and sewer connections be tight. Sewer hook-up and equipment is the sole responsibility of the camper.

Waste Water: The discharge of any waste water (septic or gray water) is strictly prohibited. Violators will be subject to a minimum fine of $500 (resulting fines may be higher) and possible eviction. Formaldehyde products are not permitted.

Bikes: Don’t forget your bike helmet! While Mississippi law does not require it, we recommend that all riders wear a helmet while riding a bicycle. Bicycle riders must obey the same rules of the road as a motor vehicle. The speed limit is 5 mph. Bikes are not permitted anywhere off the resort roads. Any biker who leaves the road is in violation of Park Rules. Bikers use their own bikes at their own risk. Biloxi Bay RV Resort is not responsible and shall be held harmless for any and all injuries or harm caused while riding a bike on park grounds. All campers shall be solely responsible for enforcing all safety rules upon their minor children and guests.

Fireworks: Fireworks, including sparklers, and explosives of any kind are not permitted under any circumstances. Anyone caught with fireworks will be asked to leave the premises without a refund.

Speed Limit: The speed limit is 5 mph on all resort roads. All campers should vigilantly maintain the speed limits of all local roads outside our park.

Pets: We are a pet-friendly resort, but pets must be walked on a leash, cleaned up after and may not disturb other guests. Pets are the responsibility of the owner. Management reserves the right to restrict disruptive or aggressive breeds. Upon check-in, please notify the office of your pets. There is a limit of 3 pets on all RV sites. We do not allow dog pens, or pet fencing of any type. Any Camper who fails to pick up waste of his/her pet, will be charged for waste removal. All pet owners shall fully indemnify Biloxi Bay RV Resort for any and all damages caused by your pets to property or people. 

PICNIC TABLES ARE STATIONED AT PREMIUM SITES ONLY!!

Campfires: Please, never leave a fire unattended. Please do not burn or leave trash in the fire rings. Any damages caused by a fire started by a Camper/Minor Child/Guest/Visitor, whether intentional or not, is the sole responsibility of the Camper and the camper shall indemnify Biloxi Bay RV Resort for any and all legal claims brought by any 3rd party.

Drones: Drones are not permitted on property.

Firearms: Firearms are not permitted outside of any vehicle while in the park.

Smoking: There is no smoking allowed in bathhouses, or any common areas or facilities, including the pool/lazy river, beach, dock, or clubhouse. All smoking must take place inside the Campers site boundaries and all buts must be properly disposed of. Any camper who throws Cigarette buts on the ground will be charged for clean-up.

Alcohol: While alcohol is permitted at your campsite it must be consumed in a responsible manner– we are a family resort. No glass is allowed at the beach or inside the pavilion or on the pool deck.

Vehicles: One vehicle is included in the site fee. One extra vehicle may be parked on your site for an additional $15 per day fee. All vehicles must have a valid state license plate & a parking pass from the Front Office upon check-in. Towing is enforced. All motorized vehicles must have proof of insurance. Failure to maintain proper auto insurance will result in the prohibiting of use on property. All ATV/UTV and other large terrain vehicles are prohibited.

Personal Golf Carts: All guests are permitted to bring their own golf cart. Golf carts - gas or electric, the owner must maintain liability insurance. There is a $25 fee per reservation to bring your own golf cart. All guests must not exceed the 5 MPH speed limit in all Golf Carts. All campers are solely responsible for any and all damages or injuries caused from the operation of a Golf Cart. All campers shall indemnify Biloxi Bay RV Resort for any and all legal claims brought by any 3rd party as a result of any activity related to the Golf Cart. Anyone operating a personal cart on park premises must have a valid drivers license.

Respect Your Neighbor: Do not cut through sites and please keep your possessions on your site.

Quiet Time: Our quiet time is from 10:00 p.m. - 8:00 a.m. daily. Please, no loud talking, loud radios, loud televisions, or other loud noises during quiet hours. Also, we ask that you please be courteous to the guests around you during all hours of the day. The use of generators is prohibited. We do enforce a curfew – anyone under 18 years of age may not leave their campsite after 11:00 p.m. unless it is to and from the bathhouse.

Pet Policy: We are a pet-friendly resort for RV sites only, but pets must be walked on a leash, cleaned up after and may not disturb other guests. Pets are the responsibility of the owner. Management reserves the right to restrict disruptive or aggressive breeds. Acceptable pets are dogs and cats. Upon check-in, please notify the office of your pets. All campers shall indemnify Biloxi Bay RV Resort for any and all legal claims brought by any 3rd party as a result of a pet brought by said camper.  

RV Sites: 3 pet maximum included in rate

Docks: We have docks that go out into the bay. All campers enter the docks at their own risk. These docks are designed for boat parking only and campers should not use them unless they are accessing a boat. These docks are not fixed and are floating, thereby they will move in rough seas or with excessive weight. Biloxi Bay RV Resort shall not be liable for any damage or injury to any camper resulting from falling on or off the docks. All campers enter the docks at their own risk. All adults must keep watch of minor children in their custody while on or near the docks.  

Vessel owners are solely responsible to moor the vessel to the dock in such a manor to prevent damage, even when park employees assist. The vessel owner remains in complete custody and control of the vessel while docking, tying, and while moored at the docks during the entire stay of the vessel. Biloxi Bay RV Resort shall not be liable for any damage or injury to any vessel while moored at the docks, including but not limited to, fire, sinking, scratching, or any other damages of the vessel.  

Swimming Pool: All campers choose to enter the pool and lazy river and swim at their own risk. No minor children shall be permitted to swim without adult supervision provided solely by the adult who brought the minor child to the park. Diving and rough housing are strictly prohibited. Biloxi Bay RV Resort shall not be liable for any damage or injury (including death) to any camper/guest/visitor/minor child resulting from any activities inside the pool area. All parties assume all risks associated with all swimming activities at the park, including but not limited to, drowning, slipping, falling, sickness, or water damage to any equipment or possessions of any camper/guest/visitor/minor child. 

Lazy River:

All park guests agree to use the lazy river at their own risk and agree to hold the park harmless for any and all injuries that may occur, including death.

Lazy River Hours are 10 am to 8 pm Tues- Sun (closed on Mondays for maintenance)

Children 12 and under must be accompanied by an adult inside the fenced area, all children 12 and under must have a singed waiver in office by adult.

All Children 6 and under must wear a life vest to enter the lazy river.

All children wearing diapers must have a swim diaper, no regular diapers.

Beach/Bay: We have a beach at the park. The park property ends at the water's edge. Any camper/guest/visitor/minor child who enters the bay does so at their own risk. Biloxi Bay RV Resort shall not be liable for any damage or injury (including death) to any camper resulting from any activities taking place in the adjacent bay. Biloxi Bay RV Resort does not maintain the water bottom and is not associated with the risks of bay swimming including, but not limited to, drowning, current, wildlife, boaters, bottom debris, or any other thing causing damage or injury while in the bay. All adults must keep watch of minor children in their custody while on or near the bay waters. All campers should ensure that all minor children wear life vests if swimming in the bay.

Paddle Boards/Kayaks: Use of Paddle Boards, Kayaks, and other non-motorized floating devices are permitted in the park. Any camper using them in the bay should wear life vests for their own safety and they use such equipment at their own risk. Biloxi Bay RV Resort shall not be liable for any damage or injury (including death) to any camper resulting from any activities taking place in the adjacent bay. All campers shall be solely responsible to ensure that their minor children and/or guests wear a life jacket while using any kayak/paddle board, or other floating device in the bay. 

Park Sites & Common Grounds: The park is 65 acres and has lots of common area and camp Sites, these areas are often not graded or maintained and are not designed for access. Any camper/visitor/guest/minor child enters these areas at their own risk. Biloxi Bay RV Resort shall not be liable for any damage or injury (including death) to any camper/guest/visitor/minor child resulting from walking, slipping, tripping, falling, biking, jogging, or any other activities in any area of the park. 

Bathrooms: Bathrooms are on site and are provided to all park guests free of charge. Bathrooms may be slippery from water as a result from a previous guest, do not enter a bathroom with wet floors and notify BBRV management so that floors can be dried before you enter. Showers are also slippery when wet, especially if you use soap. All guests should bring their own shower mats to lay down in shower before use and take out after use. ALL GUESTS USE THESE FACILITIES AT THEIR OWN RISK. All guests must access the safety of these facilities before entering them. BBRV shall not be liable for any guest who slips on wet bathroom floors or in the shower. 

RV Age and Condition: While we do not have an age restriction, we do require that all units are in good working order and are clean. If an RV is deemed to be unsightly dirty, Biloxi Bay RV Resort reserves the right to request that the owner clean the unit immediately or vacate the park. Biloxi Bay RV Resort also reserves the right to clean the unit with park staff and the owner hereby agrees to pay the park $350 dollars for the detailed cleaning should owner refuse to clean the unit or vacate the park.  

RV Style: We do welcome all Motor Home and 5th wheel and pull behind Campers. All Pop Ups are welcomed to visit the Pristine Pine Section of the Park only and will not be permitted to any other site style. Biloxi Bay RV Resort reserves the right to require any pop-up owner to move sites should you book style site not permitted for pop up use.  

There is NO PETS ALLOWED in Rental Camper Unit 1
