CANCELLATION POLICY: Cancellations made 14 or more days prior to arrival will result in a full refund of the rental deposit. Cancellations made less than 14 days’ notice, prior to arrival date will result in the forfeiture of one-half of the rental deposit.

Rules & regulations

This property has the following check-in and check-out times and policies:

Check-Out: 11:00 AM

Late Check-out Hour: 6:00 PM

Late Check-out Fees: 50%

Late check-out (after 11:00 AM and before 6:00 PM) may result in a fee.

1) GUESTS must be 21 or older to rent a room. Renter confirms that at least one guest, who will be at the cabin throughout the rental period, is at least 21 years of age or older.

2) ROOM RATES are subject to change and are subject to a 13% Tax collected by the City of Tom Bean.

3) MAXIMUM OCCUPANCY rules need to be kept in mind- Guest agrees that the premises shall be occupied by no more than the number of people paid for and stated herein. Occupancy is limited to registered guests only. Absolutely no overnight guests are allowed. Going over the max occupancy as the stated number of guests will result in the termination of the rental or extra charge to extra guest fees. Please notify us at least 24 hours prior to arrival if your cabin guest count changes.

4) CHECK-IN/CHECK-OUT TIME: Guest acknowledges and understands that check-in time is no earlier than 1:00PM. You are welcome to check with us the night before to see if arriving any earlier on the arrival date is possible. Once full amount for stay is paid, an email will be sent to guest for a seamless check-in experience. Check-out time is no later than 11:00am on the date stated in the rental period. Housekeeping needs adequate time to prepare the property for the next guest. Guests not leaving by stated check-out time, without permission, will be assessed a rate of $50.00 per hour.

5) LAST MINUTE BOOKINGS can not ALWAYS be accommodated. Please help us make a memorable experience and book ahead of time. PROPERTY DAMAGE & ROOM POLICY: Please Note that guest acknowledges and understands that he/she is financially responsible for all property damage that may occur during the stated rental period which can be reasonably attributed to the rental party’s negligence or abuse. Linens and towels are not gifts and should always remain in your rental. We want you to have a great time when you are here. But if things get too crazy, we go by the old-school rule of ‘you break it, you buyit’ and property damages or missing items will be charged to your credit card at market value. Pre-existing damages or room issues must be reported to the front desk immediately after registration to avoid responsibility and potential charges. The hotel allows guests, with permission, to receive occasional packages and special deliveries to the property. We are not responsible for the packages or their contents or the storage of them. Sing your heart out and have a passionate conversation all day long, but from 11:00 p.m. to 7:00 a.m. the whole property goes into hush mode for what we like to call quiet time (or sleep time). Please practice safe cooking habits do not leave burners on unattended in kitchens indoors or outdoors. Please do not cook with strong smelling ingredients. Lingering smells that require room closure and deep cleans will be charged a cleaning fee of up to $150.

6) DISPUTES: This agreement shall be governed by and interpreted in accordance with the laws of the State of Texas and shall be treated as though it were executed in the County of Grayson, State of Texas. Any action relating to this Agreement shall be instituted and prosecuted only in the Grayson County Superior Court, Texas.Guest(s) specifically consents to such jurisdiction and to extraterritorial service of process

7) NO FIREARMS – NO FIREWORKS – NO ATVs: The occupancy and use of the premises shall not be such as to place the property in danger of damage or to disturb and/or offender neighbors or residents. We reserve the right to terminate this agreement and request loud or unruly guests to vacate the premises immediately. Said discharge shall not result in the refund of any rental fees.

8) EARLY DEPARTURE/LATE ARRIVAL POLICY: No refunds will be made for early departures or delayed arrivals. No refunds or schedule changes will be made due to inclement weather or acts of God.

9) NO SMOKING: All Cabins are non-smoking cabin. If it is found that any member of the rental party, guest of the rental party, has smoked inside the cabin you will be charged a $150 cleaning fee. The entire cabin is designated as a No Smoking Area

10) PET POLICY: We have a 25USD fee for pets in our cabin to help us clean up any hair or shedding from pet. We ask no more than 2 pets per cabin. We do have pet-free homes. Guest is fully responsible to pick up after pet, never leave pet unattended, and to be kept on a leash and outside of pool areas (that’s the health department’s call and we have got to heed their rule! They are more than welcome to take a dip in DreamLake) Guest is responsible for any fees due to potty accidents, property damage, or incidents.

11) WILDLIFE: The cabin is in the hills of North Texas. As such, you are likely to encounter wildlife (deer, raccoons, snakes, and bugs of various types, including wasps and/or hornets, etc.…). Best Day Ever Ranch, LLC, will not accept responsibility for any injury caused by said wildlife.

12) HOLD HARMLESS: Cabin guest acknowledges and understands that every guest, or guardian, is solely responsible for any accident or injury to any person while in-residence, and that the Owner accepts NO legal or financial responsibility. Cabin guests and guardians assume all risk of injury or other loss resulting from any recreational activity and will hold the Owner harmless with respect thereto. Cabin guest(s) hereby agrees to indemnify and hold cabin referred to as The Best Day Ranch Cabin or its property management harmless from any and all claims, including those of third parties, arising out of or in any way a result of the cabin guests use of the premises or items therein.

13) PARKING POLICY: Vacations should be stress-free and for that reason, you get to park right in front of your room (or super close). By parking a vehicle at our facility, you (and your guests) are doing so on your own accord. The hotel does not take responsibility or accept liability for damage, accident or loss to your vehicle or personal property. DO NOT park in the grass next to your cabins, there is a parking space. We ask if you have an extra vehicle, park in the designated event or overflow parking.

14) Best Day Ever Ranch is compliant with the Americans With Disabilities Act (ADA). We offer accessible rooms. Please ensure requests reach us by placing it in the comments section of the online reservation form, or by calling us directly at 903.546.6424 after the reservation has been made.

15) LOSS OF PERSONAL ITEMS: Cabin guest acknowledges and understands that each guest, or guardian, is solely responsible for any loss by any person while in residence including the loss of money, jewelry or any other personal item. We will do our very best to return any lost or forgotten items at guest(s) expense.

16) Owners will not be held responsible for the failure of any other company service due to said company’s error or service interruption (i.e. electricity, satellite, water, gas, etc..). However, we guarantee that we will do all that is humanly possible to remedy any issue in the shortest time possible.

17) HOME FURNISHINGS, EQUIPMENT, ETC. – Moving of any furniture or decor is not allowed. Furniture, bedding, linens, towels, utensils, or any other property belonging to the owner will not be removed from the premises for ANY reason. Please do not bring any inside furniture or chairs outside or onto the porches. Loss of these items, as well as damage to any property or furnishings in excess of normal wear and tear, will be charged to the guest(s).

18) KEYS: All keys must be returned to Management upon your final departure. Please be sure that all doors are locked. Cabin guest(s) are responsible for cost of re-keying if locksmith is required to come out due to lost or non-returned keys.

19) CANCELLATION POLICY: Cancellations made 14 or more days prior to arrival will result in a full refund of the rental deposit. Cancellations made less than 14 days’ notice, prior to arrival date will result in the forfeiture of one-half of the rental deposit.
