Our gated resort is next to a cove at Lake Marion (one of the Santee-Cooper Lakes), and directly borders 400 acres of pristine wildlife preserves. The Santee-Cooper Lakes are a top fishing and hunting destinations in the state. The Santee National Wildlife Refuge and Pine Island Unit National Wildlife Refuge are both just a few miles away.

You will find world-class fishing here, including striped bass, white perch, white bass, crappie, channel catfish, Arkansas blue catfish, shellcrackers, bream and chain pickerel (jack).

The state fishing record for largemouth bass was set here at Lake Marion. It is not unusual to catch a 25+ pound catfish right off our marina docks!

Other wildlife at Lake Marion include deer, fox, squirrel, turtle, dove, wild turkey, and various species of duck, hawk, eagle, egret, and osprey.

You can have fun exploring the area surrounding our resort. There are almost 40 miles of trails, and local guides will show you the best spots for hunting, fishing, or photos. If you want a break from all the wildlife and nature, there are six golf courses within a 15-minute drive.

  1. If the guest cancels 30+ days in advance, they have the right to a full refund. The 100% of the amount will be refunded.

Rules & regulations

RV Policies:

Deposits and Payments:

·         Daily/Weekly - Full payment is due at the time of booking.

·         Monthly - Monthly reservations require a reservation deposit equal to the first month’s RV site to hold a suitable site. Upon checking in, a $100 electricity deposit will be charged and held for the duration of the stay to be applied to your final electricity charges due at the time of your departure. Final electricity charges of more than $100 will be charged to the credit card on file. 

·         If final electricity charges are less than $100 the deposit balance will be refunded to the credit card on file. A site clean-up deposit of $150 will be held and returned upon exit if the site is left clean and free of debris at the discretion of park management.

Pets:

·         Bells Marina & resort is a pet-friendly RV park and Campground. Only two pets are allowed per RV site.

·         No aggressive breeds. All aggressive dogs or other pets will not be tolerated, and guests will be asked to leave immediately. Pets must be on a leash of 10 feet or less and always supervised.

·         Pets may not be left unattended outside of RVs. No pets are allowed in any buildings.

·         All pet droppings must be picked up and disposed of properly.

·         Excessive barking will not be tolerated, and guests will be asked to leave.

·         Other pets may be excluded at the sole discretion of management. If you’re not sure whether your pet is allowed, please check when making reservations or before check-in.

·         Upon checking in you agree that any damages or injuries caused by your pet are your sole responsibility and that your pets are vaccinated as required by law.

Park Rules:

CHECK-IN/CHECK-OUT:

·         For the RV park, the check-in time is 02:00 PM EST and the check-out time is 01:00 PM EST. If you are staying an additional day, please re-register by 11:00 AM EST. Please check for site availability as early as possible.

·         There is a USD 30 fee for early check-in (11:00 AM EST) or late check-out (noon EST). Subject to availability.

·         Upon arrival, you will be at Bells Marina Fuel and Country store, just come inside and check in with our friendly staff. Please prepare to sign the e-document if you still need to complete it. You will drive through the gated entrance and into the back of the property, where you will find your accommodation by the water. Call us if you need help at +1 (803) 492-7924.

·         Upon requesting a Reservation, the Guest is required to inform Bells Marina & Resort, LLC of the number of people that will occupy the Accommodation during such reservation period. Overnight stays by persons other than the Guest and the previously identified and approved occupants are not permitted and constitute a breach of this Agreement for which the Host and/or Bells Marina & Resort is entitled to rescind the rental contract and to evict the Guest and all occupants from the Accommodation immediately and without prior notice.

·         At the check-in phase of a Reservation, the Guest and all other individuals occupying the Accommodation are required to provide a photocopy of a valid identification card, driver’s license, and/or Passport. Bells Marina & Resort reserves the right to exclude guests and/or any other occupants before check-in and reserve the right to exclude or evict any guest or occupant of the accommodation who violates these Terms or any additional rules, regulations, and/or terms associated with the Accommodation.

·         Please make sure to drive to the left when the gate is closed to leave. Otherwise, the gate may not trigger to open.

LATE ARRIVALS:

·         If you will be arriving after office hours (6:00 AM-21:00 AM EST), please text us at +1 (803) 525-1863 to let us know in advance. We will text a link with your gate code, and a map with directions to your room, a room key code, guest information, and a receipt for your stay.

CANCELLATION POLICY:

·       Please carefully read our cancellation policy. We can rarely make any exceptions to this. Our receptionists are instructed to follow this policy and rules. So, to avoid any misunderstanding we would be grateful if you can observe the following:

FISHING:

·         Fishing is allowed on the designated fishing docks. All persons under 18 must be accompanied by an adult while fishing. DO NOT dispose of fish refuse in the lake. It attracts Alligators. Campers must clean up after themselves and clean the fish station after each use.

SWIMMING:

·         There is NO swimming allowed on the property, due to the presence of alligators in the waters.

DAMAGES AND REMOVAL OF GUEST PROPERTY:

·         Any costs incurred by Bells Marina & Resort due to damages (e.g., damages to items in the room such as TVs, missing cooking utensils, towels, etc.) caused by the Guest or Guest’s visitors or by anyone in an Accommodation paid for by the Guest, or costs incurred by Bells Marina & Resort for removal of personal property owned by the Guest or Guest’s visitors or anyone paid for by the Guest, will be charged to credit card on file and/or deducted from remaining deposit balance. Guest agrees to be billed if other payment methods are insufficient.

GENERAL:

·         There’s a maximum of four persons per site. A maximum of 3 adults per site, as well as a maximum of 3 children per site. No children under 10 may be left unsupervised. The lessee is allowed one trailer/camper, and up to two vehicles or a boat if room allows within space of the campsite, and one golf cart.

·         Tents are not allowed in the campsite unless they’re attached to a vehicle.

·         All boats must be left at the boat storage area and pay daily or monthly fees if stored over 48 hours. One free boat storage per campsite. The camper is permitted to launch one boat per campsite free of charge per day.

·         Parents or Guardians are responsible for the safety and supervision of their children at all times.

·         Quiet time is after 22:00 EST. This is a nature retreat, and our guests value early morning bird watching and fishing, so please have your TV and loud voices down by 22:00 EST.

·         Outdoor lights are turned off 4 hours after sunset.

·         Please, do not park your boat on the shore in front of the hotel overnight. You may temporarily park there, but make sure to remove it as soon as possible. Please, do not leave the anchors in the grass.

·         No parking allowed at the RV sites; all vehicles must park to the left of the hotel as you´re facing it. Please, only park in front of the hotel or behind it as you´re driving in. You will see parking spots at the back of the hotel only.

 

GUEST / VISITOR NOTICE:

·         All guests and visitors implicitly and or explicitly agree upon checking in that management reserves the right to enforce our rules and to refuse to register undesirable guests and or visitors.

·         This also includes the exclusion of any RV and or camper that we feel does not meet the aesthetic image of our park due to age and or condition.

·         We also reserve the right to eject anyone for detrimental conduct and or violation of any of the rules set forth above without refund of monies tendered for services. 

·         Visiting hours are between 09:00 AM- 08:00 PM EST. There’s a $5 fee per person for the whole visiting day. Overnight visitors are allowed occasionally and cannot exceed 2 nights in a row or more than 2 nights max per month. Visitors cannot exceed max site occupancy. The Overnight visitors fee is $10 per person.

SEWER HOOKUP:

·         All campers must have a sewer adapter. This prevents your hose from falling inside the sewer pipe and backing up the sewage line.

CAMPFIRES:

·         There are allowed in fire rings only. Please, do not relocate the fire rings. Firewood MAY be purchased at the Store. Do not cut trees, or branches, or remove bark from trees. No chopping or splitting of wood permitted.

·         Fire must be always kept within the fire ring. The fire should be extinguished when left unattended.

ALCOHOLIC BEVERAGES:

·         Consumption of alcohol is allowed at your site or rental only. Please be careful with glass containers. All alcoholic beverages must be covered.

FIREWORKS:

·         Fireworks are NOT allowed within Bells Marina & Resort. This is a nature retreat.

TRASH:

·         Place the trash in the dumpster, it is marked on the map we are going to handle you. Please, do not leave trash outside.

CLOTHESLINES:

·         No clotheslines or other items may be tied to trees.

 

PATIO/RV MATS in GRASS AREA:

·         We do not allow Patio/RV Mats, tarps, etc. on grass areas or anything that will kill the grass.

RVS/CARS:

·         One sleeping unit per RV site. Extra vehicles that do not fit on the RV site must be parked in the Guest Parking.

·         Golf carts are only non-licensed vehicles. NO ATVs or side-by-sides. Carts are only to be driven by licensed drivers with a minimum age of 16.

·         Speed limit is 5 miles per hour and strictly enforced. YOU WILL BE ASKED TO LEAVE IMMEDIATELY if you exceed the speed limit. 

WASHING OF VEHICLES:

·         No washing of any vehicles, campers, or RVs allowed unless you are on a long-term monthly stay. Do not dump gray water on the ground.

TAXES:

·         Rates are subject to the state city of Orangeburg County’s 7% Lodging Tax + 2% sales tax. Tax rates may change without notice.

PROPERTY REGULATIONS:

·         Assigned parking passes must be present in all vehicles either in the front window dash or hanging from the rearview mirror.

·         Over-sized vehicles and trailers may not be accommodated. For multiple or oversized vehicles, please contact the resort BEFORE arrival.

·         We do not authorize reservations to residents who reside in Orangeburg or Berkeley County.

·         We are not responsible for money, jewelry, or other valuables lost or stolen on property.

·         Your Health and Safety are of utmost importance, therefore, if the “Do Not Disturb” sign remains on your door for an extended period and we are unable to contact you, we may knock on your door, and if no answer, enter your room to determine your well-being. Please understand it is not our intention to disturb guests during their vacation, however, we reserve the right to enter rooms to check on the safety and security of our guests and property as well as to perform maintenance and repairs.

·         There is a camera in front of the hotel for protection and security measures.

GENERATORS:

·         Generators are not permitted except during a power failure.

 

PACKAGES:

·         Guests may NOT change their permanent legal mailing address to Bells Marina & Resort’s address and establish domicile/residency.

·         Guests may not fill out a change of address form with USPS and change their address to Bells Marina & Resort’s address.

· Guests may not obtain a driver’s license with Bells Marina & Resort’s address. Guests may not have personal letter mail sent to this mailing address. We suggest you have a mail service if needed. Another option would be to obtain a P.O. Box in a nearby city.

OTHER POLICIES:

·         All guests must be 21 years or older unless accompanied by a parent or legal guardian. You must be 24 years or older to make a reservation.

·         We reserve the right to require a minimum number of nights stay in any unit at any time of the year.

·         Reservations are not final until it is accepted via electronic confirmation (email or booking platform).

·         This is an eco-hotel with a septic system. If you need new towels, just ask ahead of time. We can generally make sure there is a turnaround within two to four hours.

·         All monthly guests are to abide by all rules and fees on the guest agreement. Entrance onto the campground property constitutes permission to photograph or video visitors/guests while on the premises and to use any resulting pictures or video for any lawful purpose without compensation to the visitor/guest.

 

COVID-19 DISCLOSURE AND ASSUMPTION OF THE RISK:

·         Coronavirus Disease 2019 (COVID-19) has been declared a worldwide pandemic by the World Health Organization and U.S. Centers for Disease Control and Prevention. COVID-19 spreads easily and is believed to spread in similar ways to influenza which may include spreading through the air by coughing and sneezing; close personal contact, such as touching or shaking hands; and touching an object or surface with the virus on it, then touching your mouth, nose, or eyes. Spread is more likely when people are in close contact with one another (within 6 feet). As a result, federal, state, and local governments and federal and state health agencies recommend social distancing and have, in many locations, prohibited the congregation of groups of people.

·         The owners and managers of the Resort have put into place certain preventative measures to reduce the spread of COVID-19; however, the Resort cannot guarantee that you, and the other members of your party (including minor children), will not become infected with COVID-19. Further, occupancy at the Resort and the enjoyment of common areas and amenities could increase your risk and those in your party of contracting COVID-19.

·         BY CONFIRMING YOUR RESERVATION AND OCCUPYING A ROOM AT THE RESORT, YOU (ON BEHALF OF YOURSELF AND ALL MEMBERS OF YOUR PARTY, INCLUDING, WITHOUT LIMITATION, ALL MINOR CHILDREN), EXPRESSLY ACKNOWLEDGE AND AGREE THAT: (A) COVID-19 IS A CONTAGIOUS AND COMMUNICABLE DISEASE AND ALL MEMBERS OF YOUR PARTY VOLUNTARILY ASSUME THE RISK THAT YOU (AND ALL MEMBERS OF YOUR PARTY, INCLUDING MINOR CHILDREN) MAY BE EXPOSED TO, OR INFECTED BY, COVID-19 AS A RESULT OF OCCUPYING ACCOMMODATIONS AT THE RESORT; (B) ANY SUCH EXPOSURE OR INFECTION MAY RESULT IN PERSONAL INJURY, ILLNESS, PERMANENT DISABILITY, AND/OR DEATH; AND (C) ALL MEMBERS OF YOUR PARTY HAVE BEEN, OR WILL BE, INFORMED OF THESE EXPOSURE AND CONTRACTION RISKS BY YOU AND THAT BY THEIR OCCUPANCY OF ACCOMMODATIONS AT THE RESORT, ARRANGED BY AND THROUGH YOU, EXPRESSLY ASSUME THE SAME.

·         The undersigned hereby waive, release, and forever discharge Bells Marina & Resort, LLC, its affiliates, managers, members, agents, attorneys, employees, staff, volunteers, heirs, executors, administrators, representatives, predecessors, successors and assigns from any claims resulting from physical or personal injury, pain, suffering, illness, disfigurement, temporary or permanent disability, loss or death, and any property damage that may occur caused by fire, theft, vandalism, water or land-related accidents, natural events or any other occurrences or mishaps. We are here of our own free will, and entirely at our own risk. We understand that these injuries or outcomes may arise from our own or others’ negligence or conditions on the premises or the conditions or our use of amenities offered at the premises or related to travel to and from the premises. Nonetheless, we assume all related risks, both known and unknown. Bells Marina & Resort, LLC is not responsible for errors, omissions, acts, or failures of any party or entity conducting a specific event or activity. I fully understand that this is a release of liability and I agree to voluntarily give up or waive any right that I otherwise must bring legal action against Bells Marina & Resort, LLC, for any personal injury or property damage whatsoever for negligence on the part of Bells Marina & Resort, LLC, its agents, and employees. This waiver and release of liability shall remain in effect for the duration of my presence at the premises.

·         We further agree to indemnify, defend, and hold harmless Bells Marina & Resort, LLC, against all claims, suits, or actions of any kind whatsoever for liability, damages, compensation or otherwise brought by me or anyone on my behalf, including attorney’s fees and any related costs.

Hotel Policies:

Additional Fees:

·         Pets are only allowed in pet-friendly rooms, we only have three of them so make sure to ask for availability. There is a USD 25.00/per night fee per pet. Two Pets per room maximum. Please, make sure the pets stay on a leash per South Carolina State Law.

·         All rates for singular room accommodations are for two adults unless otherwise noted. All rates for accommodations with two or more rooms are for four adults unless otherwise noted. Additional adults (17+ years) will be charged a USD 15.00 fee per night.

·         We have two Electric Vehicle Chargers at the property, there’s a USD 15/per night fee per vehicle.

Deposits and Payments:

·         A credit card will be held in case of incidents, please have one ready upon check-in.

·         The total amount of the reservation will be charged 30 days before the arrival.

·         There is a USD 150 fee for reservations with pets to cover any possible damages.

·         Payment options are credit card (Visa, Mastercard, American Express & Discover only), debit card, traveler’s check, or money order. A valid photo ID is required at check-in. No personal checks will be accepted for payment. Cash is also accepted, but a credit card is required to be put on file for the security deposit.

·         Reservations must be in US Funds. Reservations are not transferable.

·         Any credit or debit card used to make a payment or online reservation must be presented at check-in with a matching valid photo ID. If the credit or debit card is not present, it will be refunded the amount it was charged, and a new credit or debit card will be needed to charge the balance.

·         For guests using a debit card for the security deposit, please note the hotel will place a temporary hold on the card. At check-out the hotel will release the hold; however, it depends upon the cardholder’s bank as to the timeliness of this release. Depending upon the bank, funds may be held from 3 to 14 business days after departure.

·         Once registered, there are no refunds for early departure.

·         Discounts are applied when reservations are made. No additional discounts apply. Rates are subject to change.

·         When you check out, make sure to bring your key to the Country Store so we know you have departed, otherwise, you might be charged for a late check-out. If you leave before 6:00 EST, please leave your key on the table in the room and text us so we know you have left.

·         Any costs incurred by Bells Marina & Resort due to damages (e.g., damages to items in the room such as TVs, missing cooking utensils, towels, etc.) caused by the Guest or Guest’s visitors or by anyone in an Accommodation paid for by the Guest, or costs incurred by Bells Marina & Resort for removal of personal property owned by the Guest or Guest’s visitors or anyone paid for by the Guest, will be charged to credit card on file and/or deducted from remaining deposit balance. Guest agrees to be billed if other payment methods are insufficient.

GENERAL:

·         Parents or Guardians are responsible for the safety and supervision of their children at all times.

·         Quiet time is after 22:00 EST. This is a nature retreat, and our guests value early morning bird watching and fishing, so please have your TV and loud voices down by 22:00 EST. This is an older property, so be sensitive to making noise for your neighbor. For the comfort of other guests, you will be asked to leave if this is not respected. Alternatively, please text us or call us if you are being disturbed by a neighbor.

·         Outdoor lights are turned off 4 hours after sunset.

·         Please, do not park your boat on the shore in front of the hotel overnight. You may temporarily park there, but make sure to remove it as soon as possible. Please, do not leave the anchors in the grass.

·         No parking allowed at the RV sites; all vehicles must park to the left of the hotel as you´re facing it. Please, only park in front of the hotel or behind it as you´re driving in. You will see parking spots at the back of the hotel only.

TAXES:

·         Rates are subject to the state city of Orangeburg County’s 7% Lodging Tax + 2% sales tax. Tax rates may change without notice.

PROPERTY REGULATIONS:

·         Bells Marina & Resort is smoke-free inside our rooms. NO SMOKING is allowed in or adjacent to our guest rooms. You may not smoke on balconies. Guests may smoke in outdoor designated smoking areas only. A $250.00 cleaning fee will apply if smoking occurs within a guest’s room.

·         Assigned parking passes must be present in all vehicles either in the front window dash or hanging from the rearview mirror.

·         One parking pass will be allotted for Standard Rooms and kitchenettes. Two parking passes are allotted for all accommodations with more than one room. One free Boat Pass is allowed per rental. You may pay for additional passes, based on availability.

·         Over-sized vehicles and trailers may not be accommodated. For multiple or oversized vehicles, please contact the resort BEFORE arrival.

·         The resort DOES NOT ALLOW PETS OUTSIDE THE PET-FRIENDLY ROOMS. For pricing, policies, and deposits see the ‘’Additional Fees’’ section.

·         We do not authorize reservations to residents who reside in Orangeburg or Berkeley County.

·         We are not responsible for money, jewelry, or other valuables lost or stolen on property.

·         Your Health and Safety are of utmost importance, therefore, if the “Do Not Disturb” sign remains on your door for an extended period and we are unable to contact you, we may knock on your door, and if no answer, enter your room to determine your well-being. Please understand it is not our intention to disturb guests during their vacation, however, we reserve the right to enter rooms to check on the safety and security of our guests and property as well as to perform maintenance and repairs.

·         There is a camera in front of the hotel for protection and security measures.

OTHER POLICIES:

·         All guests must be 21 years or older unless accompanied by a parent or legal guardian. You must be 24 years or older to make a reservation.

·         We reserve the right to require a minimum number of nights stay in any unit at any time of the year.

·         Reservations are not final until it is accepted via electronic confirmation (email or booking platform).

·         This is an eco-hotel with a septic system. If you need new towels, just ask ahead of time. We can generally make sure there is a turnaround within two to four hours.

COVID-19 DISCLOSURE AND ASSUMPTION OF THE RISK

·         Coronavirus Disease 2019 (COVID-19) has been declared a worldwide pandemic by the World Health Organization and U.S. Centers for Disease Control and Prevention. COVID-19 spreads easily and is believed to spread in similar ways to influenza which may include spreading through the air by coughing and sneezing; close personal contact, such as touching or shaking hands; and touching an object or surface with the virus on it, then touching your mouth, nose, or eyes. Spread is more likely when people are in close contact with one another (within 6 feet). As a result, federal, state, and local governments and federal and state health agencies recommend social distancing and have, in many locations, prohibited the congregation of groups of people.

·         The owners and managers of the Resort have put into place certain preventative measures to reduce the spread of COVID-19; however, the Resort cannot guarantee that you, and the other members of your party (including minor children), will not become infected with COVID-19. Further, occupancy at the Resort and the enjoyment of common areas and amenities could increase your risk and those in your party of contracting COVID-19.

·         BY CONFIRMING YOUR RESERVATION AND OCCUPYING A ROOM AT THE RESORT, YOU (ON BEHALF OF YOURSELF AND ALL MEMBERS OF YOUR PARTY, INCLUDING, WITHOUT LIMITATION, ALL MINOR CHILDREN), EXPRESSLY ACKNOWLEDGE AND AGREE THAT: (A) COVID-19 IS A CONTAGIOUS AND COMMUNICABLE DISEASE AND ALL MEMBERS OF YOUR PARTY VOLUNTARILY ASSUME THE RISK THAT YOU (AND ALL MEMBERS OF YOUR PARTY, INCLUDING MINOR CHILDREN) MAY BE EXPOSED TO, OR INFECTED BY, COVID-19 AS A RESULT OF OCCUPYING ACCOMMODATIONS AT THE RESORT; (B) ANY SUCH EXPOSURE OR INFECTION MAY RESULT IN PERSONAL INJURY, ILLNESS, PERMANENT DISABILITY, AND/OR DEATH; AND (C) ALL MEMBERS OF YOUR PARTY HAVE BEEN, OR WILL BE, INFORMED OF THESE EXPOSURE AND CONTRACTION RISKS BY YOU AND THAT BY THEIR OCCUPANCY OF ACCOMMODATIONS AT THE RESORT, ARRANGED BY AND THROUGH YOU, EXPRESSLY ASSUME THE SAME.

·         The undersigned hereby waive, release, and forever discharge Bells Marina & Resort, LLC, its affiliates, managers, members, agents, attorneys, employees, staff, volunteers, heirs, executors, administrators, representatives, predecessors, successors and assigns from any claims resulting from physical or personal injury, pain, suffering, illness, disfigurement, temporary or permanent disability, loss or death, and any property damage that may occur caused by fire, theft, vandalism, water or land-related accidents, natural events or any other occurrences or mishaps. We are here of our own free will, and entirely at our own risk. We understand that these injuries or outcomes may arise from our own or others’ negligence or conditions on the premises or the conditions or our use of amenities offered at the premises or related to travel to and from the premises. Nonetheless, we assume all related risks, both known and unknown. Bells Marina & Resort, LLC is not responsible for errors, omissions, acts, or failures of any party or entity conducting a specific event or activity. I fully understand that this is a release of liability and I agree to voluntarily give up or waive any right that I otherwise must bring legal action against Bells Marina & Resort, LLC, for any personal injury or property damage whatsoever for negligence on the part of Bells Marina & Resort, LLC, its agents, and employees. This waiver and release of liability shall remain in effect for the duration of my presence at the premises.

·         We further agree to indemnify, defend, and hold harmless Bells Marina & Resort, LLC, against all claims, suits, or actions of any kind whatsoever for liability, damages, compensation or otherwise brought by me or anyone on my behalf, including attorney’s fees and any related costs.
