Arrivals, Departures, Reservations

Payment in full required for all reservations.

• Weekly/monthly guest payments due in full on or before same day of arrival each week/month.

• $15/day late fee for all past due balances.

• Checks only acceptable for monthly guests. $35 returned payment fee.

• 10 day move-out notice required for monthly guests.

• 11:00am check in and out time.

Amenities

• Pool hours 9am-9pm.

• Follow all rules on pool gate.

• No leaving children unattended.

• No smoking in bathrooms, laundry facilities, clubhouse, or the office.

• The park is not responsible for any injuries resulting from using our facilities.

Parking

• 10mph speed limit.

• Two vehicles per RV space.

• If more than 2 parking spots are needed, guests must rent another space at the going daily rate.

• No unregistered vehicles, boats, 4 wheelers etc. in the park.

• No parking on grass.

Cleanliness and Appearance

• Recreational Vehicles older than 10 years require manager approval prior to move in.

• TEXAS LAW requires that a sewer hose must be fastened using threaded connector or rubber donut.

• No objects are to be placed in the grass.

• No open flames, fire pits, etc.

• We reserve the right to refuse service to any rig based on its appearance and/or condition.

• No tires, 55-gallon drums, generators, refrigerators, freezers and other storage containers under rig allowed.

• It is mandatory that your sewer and/or gray water hose have a sewer connection (sewer/donut) attached to prevent sewer gasses from escaping.

• Outdoor items must be neat and orderly and are subject to management approval.

• No tents or pop-up trailers allowed in the park.

• All garbage is to be bagged and disposed of in the designated trash areas.

• No bagged trash outside of RVs.

Children and Pets

No animals over 60 lbs.

• No aggressive dog breeds, or aggressive dogs, up to manager discretion.

• All pet droppings to be collected and disposed of immediately by the pet owner.

• All pets must be leashed when outside of personal vehicles.

• No pets allowed in the bathrooms, pool, or laundry facilities.

• Children must be supervised at all times in common areas.

• No persons under 18 to be left unaccompanied at the park, including inside your RV.

  Neighborly Behavior

Do not walk through occupied RV sites.

Do not block any adjacent and/or vacant sites.

Quiet hours 9pm-7am.

Do not leave personal items in the common areas.

Damages

• $100 minimum repair charge for damage to any utility connections.

• Any damages caused by guests or their visitors will be billed to the guest.

• The park is not responsible for loss or damage to any guest’s or visitor’s property due to theft, vandalism, fire, accidents, or any act of God.

• Guests assume all risk of loss and are responsible for carrying their own insurance.
